Are you a REALTOR?  Seems like a strange question for someone who passed the test and knows the laws of our state and national.  

One of the first things we learn --- Disclose ... Disclose ... Disclose!

Because there are state and federal laws that require it.  Plus it is a fiduciary responsibility.  Think OLD CAR

Not to put too fine a point on it, but this has been asked and answered dozens and dozens of times... at least once a week... because it's the law.

Each state seems to have differing opinions regarding what is right and what is wrong. Study your state law carefully!

Agency is how we deal with our clients.  We represent them and their goals in a real estate transaction.  Sometimes what is best for them is not what is best for us, but our fiduciary duty to our clients as their agent requires us to put their interests above ours. 

Agency is one of the most misunderstood concepts in the real estate business. Unfortunately, most of the general public (and a good percentage of agents) think that we are nothing more than salespeople, like a car salesman. But an Agent is a representative, a role that comes with specific duties. Duties that must be disclosed and then fulfilled.

I always say I don't sell homes. I help people buy and sell homes. Big difference.

You must comply with laws and regulations as well as considering good business practices.

  Failure to disclose latent defects can get you sued into bankruptcy, and possibly face disciplinary action from your State's Real Estate Licensing Agency.

It has something to do with legal requirments, the law, and the codes that go with them. 

Because it's the right thing to do & you'll be called out on it if something goes wrong later.
