It is not the pond or the fish ... rather how we fish the pond.  

It seems just about everyone is looking for the perfect "investment" opportunity ... not just "investors".  I understand what "investors" want. 

My preference is to let the "investors" work with someone else. That is not a pond I seek opportunity for fishing.

Anyone and everyone can drop a line in the water. So many other factors come into play such as better bait and a sharper hook. Curiosly, these property anglers don't always identify market conditions in their quest to catch a whale.

Many of these ponds are easy to find with a few clicks in the MLS or a search on the Registry. To find a new pond will require approaching the pond from a different angle...looking at the fish from a new direction as it were.

Just like there are ponds that house different types of fish -- I like working with a variety of clients -- move-up, downsize, military, and even first time home buyers.  I work with a few investors, however, I would not want that to be my main clientele.  I like to mix it up. But whichever client(s) I am with at the time -- they are my main focus.  I find the majority of my business comes from referral from past and present clients ... that works for me!

I don't think it's over fished, I think there are too many "weekend fishermen" around scaring the fish away.  Too many people who watch "Flip or Flop" and went to one of their seminars and think that they too can make 6 figure profits in their spare time.

 

"Investors" have overtaken "Chefs" as the next "cool dream job" that everyone wants.  Remember when cooking shows were all the rage and people were leaving their jobs in droves to become chefs?  I do.  I think it's the same thing here.  Give it a few more years and the next TV craze will take them over.  Who knows, maybe it'll be American Ninja Warrior or the Japaneese "Most Extreme Elimination Challenge"  (and Candice A. Donofrio if you haven't seen this before, clear your calendar and pull up a chair, you're in for a treat!)

I would like to truly get some of the business from 'this pond' lol. If you farm an area it's tough to get in touch with the absentee owners at least in my area. There is also the ones that rent their units because they couldn't sell them years ago.
