Fred Helm builders will never list with agents unless they have proven themselves.... you need to begin by understand the product....knowledge of the product, sells the product.... know what you're selling and that means have an understanding of the methods and materials used to construct....it's like learning a new language, if you want to LIST the product.... 

once you have an understanding of the product, find some land....if you have land, they will come to you.... the mountain does come to mohamed.... but they won't buy it from you and list the end product unless you prove your ability to market it and explain what you're marketing...

I'm sure Barbara can write volumes. I personally would compile a list, then make sure they are on it when I direct mail out on our homes like theirs (so they can see how we present). I might also suggest physically walking into their office and introducing myself to the office staff in the most charming way (you gotta get past the girl at the desk!) Ask who would be the one to discuss a marketing agreement with, and how they work with brokers. Then follow up to the decision maker directly with a personalized letter and request a meeting. Depending on your market and timing, builders either want us or don't need us. Research and see who could use help before you prioritize who to court first.

Are you a member of the local builder's association? If not, join and attend their social events so that you can meet people. Another way - buy guys working on a job a cup of coffee which has your name/title/number on the cup so they get to know you. And of course, you must be able to demonstrate you know the issues connected with selling new construction - have expertise.

Hi, Fred!

     You need to understand the product, and know the players.

    Start previewing and showing  new construction houses.  Know the subdivisions, know the building codes, know the people and the processes at County permitting and zoning.   Talk to lenders about construction perm loans, and what other loan products are available for new construction.

You need help understanding the business models of builders.

In many, many instances here in Florida, the sales staff in the builder model are not licensed real estate agents. So what's going on?

When you can articulate the benefit you bring to that builder, in that location, in that situation, you simply need to stay home.

Package your proposition in 'faster, cheaper, better, easier, newer' terms.

Your histoic record or unique vision will prove indispensable.

Most if not all builders amy not take the call or slam the door on you. You have to prove yourself to a builder. Bring buyers to their properties. Know new construction 100% nside and out from start to finish and back again. And in the end, being them land they can build on.

My first thought before opening this question was to call out Barbara Todaro 

Then I thought ... get in line.  And you better be able to seriously differential yourself from other agents. 

Having recently represented a buyer on a builder-flip remodel, I would also suggest that you may not want to work for just any builder.  I certainly would not want to list homes and work with the builder I just had a less than honest experience with.

If you are an established agent with a strong track record... then you just need ot differentiate yourself from the crowd. (What do you do to market homes no one or almost no one else does... and would it appeal to builders).

It would give you an advantage to be able to show that you have found lots of buyers for new home builders as well.

Builders in my area want to see results and that means they want to see you selling their homes before you ask for their listings. Then they might take you seriously.
