Crap! I lost a decent client that way. Listing agent told me dog was contained in outside kennel. We went through house, all good. Client went to open slider and here comes dog! Client tripped and fell, scraped knee. Good thing I had a first aid kit. But they changed their mind about AZ after that . . . 

If there's a mean dog, I would not have entered home without owner. Too hard to know what you're in for. 

When you have a big dog, it is best to have dog out - take him for walkie! 
If I ever sell my house, out we move for 6 months. Lunie's a love bug but I would be more worried about someone losing her. Then their home search would become a cemetary plot search.

Why need a key box, if the owner has to be there?

No, I would leave.  A dog like that can scale a 10 ft gate and eat through the door.  The seller has no brains because he would be liable and his insurance will not cover that dog.

I consider that the same as finding a squatter...I leave and don't show.

The instructions are contradictory.  If the owner MUST be present at all showings, what is the need for a keybox?  I would not show that house unless I had an appointment and the owner was present.

Hi Wanda -- I find those instructions more than a bit confusing...I would be placing a call to the listing agent.   If the owner must be at ALL showings, I question why there is any discussion of a lockbox.

I value my life and do my best to follow instructions.  If the seller is not there I am not entering that house.  I will take the warning seriously.  My clients and I will just reschedule if they are interested in taking a look another time.

Did you have an appointment with the owner? Not clear from your comments. The instructions are not adequate -  the "use key box" doesn't make sense and creates a dangerous situation for agent and buyers.

Yes, I would show, but would call first and have owner meet me outside, then take dog out for a walk.

I would have explained the circumstances to my buyer.  And I would follow the instructions to the letter.  If the owner was not there, on to the next house.  

What the owner did or did not do is an indication that they were not made to understand or did not want to listen to what it takes to sell a house!  This may be on the market for a while...A

Yes, I would. It sounds like the owner is a responsible dog owner and wants to be present to control the dog in case there should be a problem. I said yes to the first part of your question however after reading the second part I would not show the property without the owner being present.

Yes, I would set up a showing for this house. I think if the shepherd was in the back yard jumping at a flimsy fence, I'd call the listing agent, explain that the owner isn't there and see if I should reschedule or not. If they said it was ok, I'd go in anyway. I'd just be reallllly careful when coming out!

I am a big dog lover and out of respect for the dog, would not show without the owner being present.  I would call the listing agent and find out where the owner is, perhaps just late getting home or something, but no, I would not upset the dog.
