I wouldn't accept an Offer stating 'all furnishings.' It needs to be a detailed inventory list, Hella.

I've done this and used photos as well, to properly inventory the personal furnishings that are to convey.

This is something I do a lot in Phoenix Scottsdale. Vacation/second homes is about 20% of my practice. You have to add clarity and specificity to special terms and conditions whether it's in the contract or on a separate addendum.

Not permitted in PA unless property is in a resort area.  There are no resorts in western Pennsylvania.

A commercial transaction for restaurant would include detailed list of items included in sale.

If an agent writes that, it better include everything seen from forks, to plates, to furniture to pictures on the wall and lamps. We have many vacation homes sold this way, but i like to list and have the seller approve the list so they dont decide to grab somthing after it goes under contract and before it closes. Then i have the buyer sign it AND i always do it as an addendum, never on the purchase agreement

A detailed list is a necesary addendum. Be careful of state sales tax! There are exceptions in some states for garage sales! Know your options!

all furnishings would include everything that furnishes the home!!!  if it's furnished with dinnerware, as an example, I'd expect it to remain.... 

if not, there should be a specific list of what is included.... since it's a rental property, I think it could be listed in the p/s agreement.... it adds to the value of the rent it receives....

Well, everything is negotiable and if the seller agrees, he/she will sing the offer if not, he/she will counter removing that clause.  Furnishings should be defined and outlined in the event the seller agrees to the request.

Never allow this in a contract or addendum.  The sellers and buyers work this out after successful home inspection period is done.  As an agent I do not sell personal property.

I’ve sold several homes that include a lot if not all personal property and all of them are cash sales.  If the buyer I’d getting a loan it would never work to include all furnishings.  Either way, a detailed list of what is included is a must.  Personally, I’m not a fan of this in a real estate  contract.

We have bought and sold vacation rental property and yes, expected (and always received) literally everything in it.  It was never part of the purchase contract, though, rather, there was a bill of sale itemizing everything.  And whenever selling, we removed those items (artwork, for the most part)  that were not conveying with the sale to avoid any confusion.

I would never include any furnighsing in an Agreement of Purchase and Sale.  The Seller and Buyer can negotiate a price for the furnishings separately.

If I were the seller I would not sign this contract. I would specify each item that I might include and sell it separatly , not as part of the purchase.

I would expect everything, but if I was representing either party I would probably use an addendum to catalog everything.   Luckily, I haven't had to do that.

I would expect an itemized and detailed list of items - including location to be included with a separate bill of sale for those items. 

For example: Green 6 foot couch in living room.

I would not expect that any clothing would be included.

I just went into escrow on a listing I have where the buyer wanted "All the furniture".  I had the seller go through and itemize everything that was in the home, and we turned it into an addendum.  I felt "All furniture" was a bit vague, and if at closing there was dispute asto what was there when the offer was written, I'd want to have an itemized list with signatures on it.

I'd never put or accept that language in a contract.  In a description I would expect it to mean furniture but not personal items.  Who sells a house with personal items?  Who wants used personal items?

If the seller offers this option, it is usually indicated in MLS. Otherwise, why not to ask, since the furniture will be anyway tossed away ( if it was a rental and the owners are out of area).
