Let's be clear, one can not NEGOTIATE the tangible assets of a house.

It asset is either present or is not not such as neighborhood, frontage  or garage. 

Negotiation comes into play when buyer preference identifies flooring or windows, etc as a issue.

The most consistent 'show stopper' I encountered is house with multi--floor levels. Those sunken living rooms of the late 70's are coming back to bite.
