If it's my own listing.. absoslutely, no question.  If am represnting the Buyer, i will ask if I can be present at the offer presentation.  I want to be there to represent my client... answer any questions, and make it a more personal experience by giving them some information about my clients.  Sellers want to know who is buying their home...they want to know they will love and take care of it... and it does make a difference I have found.

It depends on their preferences but more of the time they want to see the offer via email and then we discuss the issues. I always do a summary of the key details, and create a spreadsheet for multiple offers.

I phone them when I have an Offer and ask - most (a very large percentage of them) want me to email it to them.

Oftentimes there are two sellers (husband and wife) and they are in different places so, emailing it to them gives them both an opportunity to see it quicker than waiting on both to be together.

People seem to be quickly adapting to the convenience of electronic signing and seem to prefer that I just email things to them much of the time.

75 percent of our sellers are out of town, out of state so send them electronically. Many we just never meet in person... land sellers are like that when they relocated from southern New England to Alaska, the west coast, over seas, new solar system, etc.

Great responses and looks like it all depends. I remember in the old days we always met face to face. Most of my sellers now are too busy to meet and say just send it over and we will talk on the phone.

They want to know right away, so I text them that the offer is on its way via email. In the email, I highlight certain items in the offer, pro and con. Then, usually, we discuss via telephone. With all our electronics these days, why have them wait for a meeting  to find out what's in the offer?

It depends on the client.  If they are pretty tech savvy and time is of the essence, we do it online.  However, some folks are not comfortable with that, so I would sit down and go over everything with them.  I always do a seller net sheet estimate and show it to them before we sign.
