WOW! Those are pretty prohibitive, Jeff! That would eliminate my investor buyers who are buying for AirBnb rentals - #1 would take care of that!

120 days per year would also eliminate those primary owners who live away 6 months of the year - they couldn't rent more than 4 of those months.

And, having to apply for a PERMIT...really?!

   One of the most affluent counties in America.  My Mom lives nearby in Baltimore (Owings Mills); I also have family in Silver Springs.

    Those are some burdensome and costly regulations... but not surprising, given their proximity to Washington, DC.

Bit extreme to me. In Palm Beach County the total tax is 13% on short term rental like this so it is taxed like hotels and motels. I'm OK with that but not this.

Here in the "Wine Country" of Sonoma, Napa and Mendocino counties we are seeing a conflict from state decrees and local city and county government edicts. The state is tring to get every city to allow Accessory Dwelling Units to alleviate our housing shortgage. However, they cannot be used for vacation or temporary rentals. Some cities have outright banned ANY AirBnB and vacation rentals. Healdsburg, which have banned them, are also considering an assessment of $10,000 to any absentee owner in the City limits. Especially those who come up and use them for weekend or summer useage. In the "County" vacation rentals are permitted but limited with the "owner" having to be "nearby" for any problems. But out at our "coast" there are NO limitations or permitting issues! Go figure!

Wow that is very restrictive and if this remains in effect I would advise investors to look elsewhere for properties.

I like those laws!  There are several investors who purchased homes near college towns and popular vacation spots solely for the purpose of AirBnBing them.  There was even a company on Shark Tank that got funding for this (as well as being a central renting service).

 

I see this as being a benefit for the county and people who rent there.  I believe we have similar laws in some of the cities out here.

I have no idea if they should or shouldn't not being in Montgomery County. But that being said, I pay no attention to air bnb's and short term rentals in general in my own county.

I think it's reasonable for a city or county to regulate vacation rentals. They are getting out of hand. I recently read about a 6-bedroom house that was rented to a church group that housed students in the home. It turns out the students were sub-leasing it on AirBnB with up to 30 people staying in the home at one time. Just imagine the amount of traffic and problems the neighbors had to deal with!

I talked to a few locals who have HOA restrictions that prevent them from renting airbnb. There is nothing you can do, unless it is removed by majority of votes.

We are seeing more restrictions on these properties along the coast and by HOAs. But this seems pretty restrictive and how will it be enforced...and can it?
