Martin Kalisker Alexa has this house been on the market before? Alexa is this house overpriced? Alexa do I really want to buy this home? I think sellers would be wise to turn it off during showings.

      Not just at open house, but any house you preview - assume that you are being recorded and monitored.

I wrote a blog that was featured years ago about recording devices. I have not observed any Alexa type tech in any home (as of yet). Buyers should always assume they are being recorded. Just lingering is a particular room could also be a tell tale sign.

I do not.  if it's on when I'm showing I'm totally okay with it.  I advise buyers to expect it.  In Georgia it's 100% legal to video on your private property.  We are also a one party concent state and I have an app that records calls when I'm dealing with other agents I use from time to time so if we get in a he said/she said I can play back what was actually said.

I have always told all buyers that you should consider yourself being videoed and/or recorded during showings...anything we need to talk about can be done outside the home after the showing

Oh man, I can see where that would be a concern. I don't do open houses as a rule, but showing ANY property that is the directive: do NOT assume 100% privacy.

Depends on the client. I personally would prefer it on in owner occupied houses ( liability issues), but with a full disclosure to public.

no, we don't.... never have had a reason for that.... we usually have 2 at an open house event.... and one is on each level of the home.... so we have eyes everywhere....

I haven't advised anyone to do anything as I rarely do open houses. Someone might notice it at showings though but no agent has mentioned it yet.

I've been telling buyers to keep their mouths shut in homes we are looking at "just in case." In NC, it's not legal to record without disclosure.

Recording without permission could get the Seller in hot water, and yes I do recommend them turning recording devices off during showings.
