When touring the property, I usually make notes on what features and upgrades stand out and write about it.  Even when the home has an ugly paint/color and seller isn't willing to re-paint, we have to be creative in our description

I take all those words floating around in my brain, and whatever I heard from the sellers about what they loved when they bought the house, and whatever struck me when I toured it, and somehow those all turn into a description. I think we should always try writing a great description for all homes!

I ask the owners what they like about the home and make sure I include some or all of those comments in some form.   Typically, I brainstorm with words and features about the home, neighborhood and my previous listings to hopefully arrive at a description that works.

when we list a unique home (antique home with a circa plaque) we write a very nice narrative describing the important details for the antique buff who is looking for the home that's centuries old...

First I think about what strikes ME about the home & consider the items that aren't obvious (recounting volume of bedrooms, baths and home style is a waste of characters in this space!).  I ask sellers if there's anything they want to be sure is conveyed in the remarks.  I use area comps as inspiration for what I want to (& don't want to!) say too when I'm faced with writer's block.

Ill ask the sellers what they like about the house and then I will expound upon it in the description..Another way to figure out what you will write is to think about who your target market is for the property and come up with a story/features that appeal to that audience.

I see most descriptors are full of adjectives often exaggated. I write it simple and provide a list of items added or permit year.  The home always sell themselves. You provide the ans.

My first line resources are, depending on the nature of the properly is, JK Rowlings or Charles Dickens with the appended note from all the pharmaceuticals "....and sometimes fatal."

Of course I know who in our area has a flare for inspired descriptions. I'll visit the record of his historical listings and find the words that work for that location and asset.
