They take it personally, doesn't make the inspector wrong.

Yes I had it happen one time. The inspector called me to find out what I thought about how to respond. It was a legitimate issue but the seller did not like it!

Yes - sometimes they're right, other times...not so much! Just have a GC look at the issue and write an opinion - easy peasy (typically)!
No need to let your emotions get in the way - just deal with the issue(s) in question and move on!

Yes, I have had a seller's agent dispute moisture readings an inspector obtained and questioned if he was using the device correctly. It was a messy deal all around.

Yes..and the seller was right.....the inspector claimed improper cut of the basement for door to the addition..scared the buyer and deal went south.....Seller pulled permits; was a 20 year pipe fitter; respected small business owner...put on a beautiful addition etc....Next buyer up had no issues etc....took another 63 days to find that buyer though... Silver lining that buyer choose to list with me 7 years later and not his agent..... Click here to see this great home

Just once; I had the buyer, but the seller denied the results of the home inspection. It was completely undeniable (and there was evidence the seller had tried to cover it up), yet the seller insisted the home inspector was wrong. I got a great blog post of the experience. LOL As the transaction wore on, it became more and more evident the seller had issues. Oh, yes, and he took down our license plate numbers when we viewed the house for the first time - THAT should have been the first red flag.

We've had Buyer Agents request improvements and enhancements (not repairs) who found their nose out of joint when they walked face first into the "NO" door!

I've not had a seller contact and inspector directly, but they've made their feelings known to me. I often hear about the "over-zealous" inspector, who actually provided a very clean report. Just part of the job and I spend a lot of time upfront explaining to buyers and sellers how this process works in NC and not to take it personally or to over-react.

Yes, but about half the time, the seller is correct. We recently busted a very reliable home inspector who said "Cracks in driveway", and there were absolutely NO cracks...
Just need to be careful. Most pros will correct an error

I've done that a couple of times myself. Some inspectors try to make a name for themselves or add things to their report that don't even match the house. When that happens, I call for corrections.

I have buyers currently, where they are selling a home out of town, and got their inspection report, and were very angry over the inspector's comments. Did not hear they called him though.

Fred Griffin - oh yes. On almost 3 years old unit with everything in perfect shape.
The inspector comes up with the laundry list.
The seller rejected the list and guess what, the home was sold for about $5K higher price to the next buyer.

I don't think it's ever gotten to a screaming match, but I've come close to filing a complaint when an inspector stepped over the line. That inspector is not allowed to set foot on any of my listings.

Yes, I was working with the buyer, the seller stayed for the inspection, continued to interrupt the inspector to explain things (or deny them). The inspector told her to be quiet that the buyers were paying for the inspection. That set her off, she threatened to sue, complained to the owner of the inspection company, and it took work to not have my buyers cancel because of the attitude of the seller. The irony is, the only thing that was a safety issue was the GFCI wasn't working, and it was an easy fix.

Absolutely. I have had several sellers question my inspector, my choice of an inspector, and the list of repair suggestions. I have usually had the inspector come back and walk through the list with sellers to ease their mind.

My best story is the listing agent/broker of big office. She had owned the property previously, sold it to the current seller and did not want to admit that there was anything wrong with "her" former house.
NONE of the windows opened, and she started screeeeming at the inspector that she lived there for 5 years and the windows DO NOT NEED TO OPEN. There were many issues with the house...every deficiency she came unglued about. The inspector was about ready to give up and leave when Mike put her in her place...
Later she refused to agree to a closing time and then tried to sell the property to someone else (her own buyer)...I kid you not. My buyer had to hire an attorney to file an emergency lis pendins against the property so that seller could not sell it to anyone else. As it turned out, my buyer closed on the property.
BTW she was the chairman of the grievance committee...a real peach. I refuse to show any of her listings, because it is not in the best interest of my client to have to deal with a crazy listing agent.

Yes. Not all inspectors are created equal. Or sellers/buyers. Or agents. Stuff happens. Depending on the people involved, the situation, the reports, timing, the market and other factors -- the issue is either resolved or a transaction can fall apart. We pick up the pieces and move on.
