We have IDX feeds on our websites - they are updated every few minutes and when a property is Closed or expires, it goes off of the site. Otherwise, we have no way of removing it from our websites - nor would we think of doing so. They're great SEO for buyers to our sites.

I believe you are referring to length of time to be listed on a website, not the actual length of listing agreement, correct?
if THAT is the case, with all availability of IDX to automagically update current status, I do not know who would be interested in manually listing and then extending if not sold to be listed on just another website. not for me anyway, better use of my time elsewhere.

I would never use a website product where listings will "expire" because if you are not using IDX and just adding listings manually with let's say a blog page for each listing, when you delete the page- you will create broken links. It is very time consuming to search for all possible links to your exact listing page.
We use IDX Broker on our websites and we also use Market Leader pages , both methods are fluid- meaning the updates are automated. So we don't have to "set" a number of days for any listing.
If it is a blog post, I don't take those down. They can be edited in title for pending and sold or off the market, but I won't delete pages.

One of the biggest drawbacks to zillow was that their data got outdated because agents did not update their listings to show sold/etc. I think an expiration would be a good fix for this. 30 days is really too short for market times in most places, but short enough that it shouldn't be an issue for most agents to go and click renew. What I'd expect to see is an email stating "Your listing is set to go inactive on our site in 7 days, click here to keep it active." I'd stay away from terms like "Expire" because it has a completely different meaning in our world and would freak out agents.

With some sites, you just have to manually mark them " Sold". Probably be done within 2 weeks. Length of listings depends on property and price range. Lots, < $500,000.00, > $500,000.00, will all have different expiration dates. 6 months are common around here for most listings. If a listing on your webite is Sold, and you continue to show it as Active for more than 2 weeks, it becomes bait and switch.
