I don't pay for on-line marketing so have nothing to add to this. I work by referral and get 75% of my business from my past clients... and when they repeat with me or refer to me, my conversion ratio is essentially 100% at minimal cost. Certainly not #11K per month.

I don't pay for leads - the vast majority of my business is from referrals - agents, past clients, current clients and my sphere. I spend money on farming and do get leads from them - when I get those (referral or farming) leads, I convert them.

From my website - we've determined it's not about conversion at all when you count the numbers - some are only looking for rentals (which we don't do) and others are 'just looking' and have no intention of moving. You really can't include those in your conversion rates. $11K seems outrageous for 1 Closed deal...what was the net on that or was that a loss?

Well broken down...

I use my SendOutCard system to generate awesome referrals.

$1000 a month....

translates into 2 tranasctions a month on average $11K each...

appx net 20K .... 

I spend more resources on SOI instead of chasing suspects etc....

I think a lot of money going to pay per click and a paid seo is a waste of money. I can get a far better return by using my marketing dollars differently. Most of my business comes from referrals. I closed 100% of my referrals. Leads from my listings are rising. Listings bring listings and sales bring sales. Marketing my new listings is high on my list. After referrals though, my next leading source of new clients is my Active Rain blog. Promoting my blog on social media gives me a great response.

Remember that your actual PROFIT on a closed transaction is only 10-20%(if your lucky) because of overhead and transactional variable costs

Those are good ratios! But I believe you will get even better ratios if you are doing FB Lead Ads, and FB retargeting ads. 

If you are talking about straight leads directly from Google PPC and FB lead ads, 6% is excellent. 

But the problem comes in when one is trying to quantify ROI on SEO and Social media marketing and branding. Those are difficult to measure in straight numbers.  This is because you have different entry sources and then  you could have totally different targets within each source.  I am going to write more about this in a post in a couple of weeks.

We don't track as well as we should, but I would say about 50% of our leads turn into closed transactions. Most of these leads come from networking, a few come from a mail campaign.

On avg I spend about

  • $50 - $100 a month on targeted facebook ads. 
  • $80 on Direct mail around sales and listings
  • $200 staying in touch with my SOI (by far my biggest & best source of business)

When I was an active agent, 75% of my new clients came from my blogs and website.  $17 per month.  The balance came from past clients and referrals.  I never paid for leads.  

If you're buying, fixing and flipping, your business model may require different lead generation strategies.
