SOI, and internet presence.  I've been using this system for 30+ years  (well, the internet part didn't happen until about 1997 or 1998).   Almost all of my business comes from these 2 sources.

Marta we have been working with our A list of clients for years and keep in contact with them often. High success rate.

I generate my own leads....we are listng agents and I market offline, primarily, using direct mail postcards....thousands of postcards every month....I probably spend $4,000-$5000 every month.... we get 3 or 4 listings every month from it...  our average list price is $400-$500k.... we expect to cobroke every one of them....

 I'm referral and personal follow up focused. Tools and marketing are supplements. The solution to our success does not lie in something outside of us.  Do tools make a difference?  Yes, of course.  Can you be more efficient using tools?  Undoubtedly!  But if you don’t know how to use it or do not use consistently, it will fail. 

I dos eminars and webinars but mostly to out of state people.

Marta, I market communities like Barbara Todaro and work my website like Corinne Guest, Managing Broker but, the best lead generating system for me is my phone and being face-to-face with my sphere. 

Working by referral... 75% of my business comes from past clients.

Calling for referrals is the only consistent method.

My CRM and my phone...I call on my database quarterly and email my e-Report and mail them my monthly item of value. I'm 100% by referral. I post no ads.

Staying in touch with my sphere and past clients.

My website and blogging work well for me. The leads keep me busy.

You have some great answers. I have found that paying for leads is usually a waste of money.
