They may need more than a CMA for a refinance, send them to your favorite lender and let them order an appraisal for them.

I've never had a neighbor ask me for a CMA unless they are seriously thinking about selling. Besides, what's the point... in a refi lender will insist on an appraisal in any event. And I'm a nice person in any event...

Nope, I do not get too many requests and if I do I help, but I pull semi-auto CMA and do not customize it the way I do for listing presentations.

If it's a neighbor that is considering a refi, I will do a CMA once BUT for neighbors that just want to refi all the time...no way!

Will, we had a floor call today on someone who wanted a CMA on their property. Our floor agent was moving her car, and the only other agent in the office at the time was too busy. So my transaction coordinator (marketing person) who is also licensed took the call.  The property is over $1,000,000 per her CMA. She will follow up. Wouldn't it be great if she got the listing???

I'll give them any comps they want but I don't write a report or do anything fancy.  I almost got caught up in divorse proceedings by giving a "buddy" some comps when he was going thru a divorse.  Not fun

I know in some states that it is a big no no because it is consider giving value like an appraiser without a license. So unless they are considering listing the home, in some states, we cannot do that service.

However, if they are considering selling at some point in time (  as all homeowners are), I do a quick CMA of the area and allow them to view and make their own decision on price.
