I used to, but not any more. I do ask what they are for. Past clients, nice people or thise i think may be future clients, i will do, mean people, demanding people i charge

I'm NOT nice & I do NOT do CMA's for neighbors (had been BPO certified).

They may need more than a CMA for a refinance, send them to your favorite lender and let them order an appraisal for them.

I've never had a neighbor ask me for a CMA unless they are seriously thinking about selling. Besides, what's the point... in a refi lender will insist on an appraisal in any event. And I'm a nice person in any event... 

Nope, I do not get too many requests and if I do I help, but I pull semi-auto CMA and do not customize it the way I do for listing presentations. 

I mostly run away from them. I could wing a price for them but most of the time they are not even in the same ball park.

If it's a neighbor that is considering a refi, I will do a CMA once BUT for neighbors that just want to refi all the time...no way!

Will, we had a floor call today on someone who wanted a CMA on their property. Our floor agent was moving her car, and the only other agent in the office at the time was too busy. So my transaction coordinator (marketing person) who is also licensed took the call.  The property is over $1,000,000 per her CMA. She will follow up. Wouldn't it be great if she got the listing???

Yes, in fact I tell them to do so before phoning the lender - to be prepared for the re-fi appraisers!

I'll give them any comps they want but I don't write a report or do anything fancy.  I almost got caught up in divorse proceedings by giving a "buddy" some comps when he was going thru a divorse.  Not fun

Sorry Will, that is not part of my service and never had a neighbor ask me to do that.

Yes, we do CMA's for all of our past clients annually and generally will do them for anyone who asks.  We tell our clients to come to us if they are considering refinancing or appealing property tax assessment.  We want them to think of us when they have real estate needs. -Kasey

While you're at it, help them appeal their assessment

Yes, you never know when they will be a client, or refer you to their friends.

I am available for hire. Anything "free" has no value which I do not want attached to my name and reputation.  There is a purpose in what I offer offers and I am a for-profit business.

I've never had a neighbor request a CMA for that purpose.

I just throw them a RPR Valuation, or Cloud CMA. I do not waste time on comparative adjustments

when I was active, I would do that for anyone who wanted to have it done but did not want to sell... people remember people who help them!!

I will send anyone the recent sales that wants them. Builds a connection.  Some use me later, some dont.

Will Hamm I did this once for a friend. He took my CMA and listed the house FSBO and sold it himself.

I know in some states that it is a big no no because it is consider giving value like an appraiser without a license. So unless they are considering listing the home, in some states, we cannot do that service.

However, if they are considering selling at some point in time (  as all homeowners are), I do a quick CMA of the area and allow them to view and make their own decision on price.
