those who have the niche of luxury home marketing in Miami, Marco Giancola , as a prime example, are well qualified to answer your question..... others might be questionable....

The article is a cleverly disguised advertisement.
With respect to "The Jills" - do a Google search for the legal problems and challenges that those two have been involved in over the last 2 or 3 years.

This listing will attract a buyer most probably through connections and articles in major publications like this Forbes piece. No sports agents or players could afford that price tag! Even for a developer it would be a huge gamble. It will probably go to a Russian billionaire as they are buying up every trophy property in Miami at the moment.

Hopefully the listing agent has a great network of luxury agents around the country and world. This is not going to sell on the internet! Marco Giancola no doubt has some ideas!

Glad they drew that blue line around it. I'm going to say that in a few years he'll have only 4 acres to sell.

I am not licensed in Florida . I would have to refer the listing to someone in that area perhaps Marco Giancola

Caroline Gerardo I would have to refer it to a local agent who specializes in these types of properties. Remember Article 11 of the NAR COE.

I'm not saying there aren't things you can do with 8 acres of vacant land, but on the other hand, I feel a little hindered in the possibilities to showcase that much vacant land at that price. I know what thing I'd do, but I can't share that on an open forum.

Properties like this are super challenging and often start way overpriced and have to work their way down in price over time. Having not personally seen the property I would think in terms of several special invitation open houses to highend brokers and highend buyers. Nationally advertising may be in order. Lots of social media. Let the word spread.

I'd have to pass, the time and money it will take to achieve that record price is not on my bucket list. However, I could likely get him $80,000,000 tomorrow. How much time do you have Julio?

Well, I certainly wouldn't do a public open house! I do have a friend who is a music agent (and the only one ever thanked during a Grammy speech). I'd reach out to him to see if he had contacts that might know people who'd be interested. I'd also do some pieces in high-end luxury magazines and in Opera playbooks, yacht club advertising, etc.
2,615,164
Wow, it sounds as though the sale doesn't even include a structure. I'd have to give the marketing a lot of thought!
548,047
One thing to consider is the Brokerage company that you work for, do they have the ability to market, history of luxury properties, and the ability to represent the property. My company I work for could handle the sale, so with the support of a solid real estate firm that represents high-end properties, I would take the listing. You also might want to partner with someone with deep pockets for marketing, this could be your broker.

I would make a list of lifestyle publications that wealthy people read, websites as well, and create campaigns.

Caroline Gerardo - this one is a huge task - and needs team work. Gather all your resources, past clients, referrals etc - and see who wants this home. Of course, additional marketing on Video, Internet and you name it.

How about n open house with a private concert from Julio. But in realty, as with any listing, identify the most potnetial buyers and market to them using what tools i have, professional video, staging and get it in fornt of those potential buyers

Exclucivity and truly unique situation given the number of lots already assembled, on the water - catchy marketing concepts, especially for those for whom price is not an issue. Perfect opportunity to push and test the envelope.

I often wondered what the dog would think if he caught the bus.
$150 Million! I would turn to those I know who have the FLAME dominate IQ. For these types, their problem solving strategy is 'Who do I know?"
Since this price point is clearly inside 'influence' marketing envelope, that would be the focus of my $150 million dollar real estate strategy. It may be necessary to check my bank balance to determine if I can see this through to the end. If not, I would be seeking a partner.
