Seller's Disclosures would add another 6-10 pages to that, again depending on the utilities servicing the property.
Contract and addenda, another 10-14 pages, depending.
Commercial contracts? Ha. I have files literally 2 inches thick.
Paperwork is my life.

IL near Chicago - 13 pages of contract, 3 riders usually. That's why Docusign (or similar) is a blessing. Usually a ratified contract is 21 pages.

But things are getting easier lol.

When I started in this business, we had a one page contract.  It was legal-sized, print on both sides, 6 point font.

Now, it's a 9 page contract. 5 page Seller's disclosure.  Lead based paint addendum. As-Is addendum. Other addenda.  HOA Disclosure (the disclosure is one page, but the documents can be as thick as the "S" volume of Encyclopedia Britannica).  And on and on.

13 / 26 / 62 (Two sellers ... so two signatures/initials in each location)

btw.. that's 13 documents.. not pages.  That doesn't include the 13 page purchase agreement once we've found a buyer, and their initials on all the documents... this is JUST the seller.

I've never counted, good question.  The listing agreement packet from the state is the only form I have signed (and the only required form).  That's 5 pages of contract (with 1 signature and 6 initials), plus 5 pages of state relations disclosures, possible representation of more than 1 buyer and seller and finally the seller's advisory.  That's an additional 1 initial and three signatures.

 

That's a total of 10 pages, 4 signatures and 7 initials.

 

Once they go under contract, then there are several mandated disclosures but that's not within the scope of this question.

Our typical listing agreement and addendums are 22 pages and the listing agent signs in 3 places. No initials are required.

For an Exclusive Right to Sell in Florida, it is a four page listing agreement requiring 5 initial spots for the seller(s) and the signature. Then SPD and any related Disclosures. Your brokerage must be adding bunches to your duty.

I do remember when the listing contract was 1 page the purchase contract was 2 long pages and we had to make sure to write hard enough for the carbon copies to be readable. Ours are 3 pages for contract to list and 7 for the purchase contract but no where near as long and drawn out as some of the people here have to deal with!  I love Alaska!!!
