Why would it matter if you had a tenant agency agreement in place and the tenant is willing to pay you a commission?  Most tenants I meet are more than ready to write a check for my services.

Just call the communities you want to participate in and ask if there is a commission. It really isn't complicated.

    Or, call the apartment offices and ask (yes I know, there are hundreds of complexes in SE Florida).

If your MLS lists 'rentals' that would be the list to start with.

However, the compensation stated in the MLS does not make the effort worthwhile. 

My suggestion, get the 'renter' to pay you for all of the service your offer.

NO, that does not mean get paid with they rent, I do mean 'Pay as you go."

If they want to look at 300 apartments, "GREAT" you will get paid everyday you go out. 

This is a business, not a hobby.

Apartments do not cooperate with Realtors in CA in my experience. Only condos and so forth. Apts are typically internally managed and vacancies are filled by their own rental office.
