Before I read the continuation to your question, Nathan, I thought of the pet restrictions we often see. Animal weight, restrictions on the location that people can have their pets...all seem a bit overbearing to buyers.

Have not really come across any that I would call "worst." At the end of the day, anyone buying in an HOA community must read the CCR's and know what they are getting into. If you don't like certain restrictions, don't buy in that community.

There are many intrusive rules.
One of our local communities prohibits truck parking. It makes it difficult for those who drive pick ups or vans for their jobs.

Not allowing the "Stars and Stripes" to be displayed year round on one's home/lawn. There is a newer subdivision here and their HOA is involved in a lawsuit. The plantiff, an older military vet wants to proudly display his Amercian flag tastefully, in good condition and all the time from his front porch. He has been told by the HOA that he can only display the flag on certain holidays. Problem is that the HOA guidelines are not consistent and some of the designated holidays don't make any sense, like allowing display of the flag on Father's day(?).
No verdict yet on the lawsuit against the HOA but my money's on the vet.

I encountered one that said no children under 12 and no dogs. Yes and it was not a 55+. I explained that my client, with her handicapped son and his service dog would be purchasing here and I'd like a front row seat to the court case when she sues their ass over this by-law. She moved in with no issues and the rule has since been modified.

The management company get paid 3% regardless of who or what brokerages sell the real estate. Of course, if the on-site company executes the sale, the additional 3% is not in play.
