We did not.  We reviewed all the data, and went to the meeting.  Sometimes, it is just listening to them, instead of spewing facts and figures.  That always worked for us, and the majority of time, they just signed the listing!  We refer to it to this day as a listening presentation.  A

Nope.  I leave behind some information, but I just let them show me the house, discuss their plans and LISTEN to what they need.  We go over comps together, I answer questions and let them know I'd love to help them.  It works pretty well.

No scripted presentation here.  Just bring comps, a net sheet and listing paperwork.  Start by asking the sellers to show me their home, then have ask me any questions they have about the process or my experience.  Then on to to comps.

Used scripts in the beginning. Memorize, personalize and then internalize. Once you get to step three each presentation is customized to the needs of the customer. If it is not important to them it is not discussed.

We have a listing presentation of what the brokerage's marketing involves, but the meeting with each seller is unique and involves knowing the neighborhood, the comps, and listening to the needs of the client.

I used to but I think the important thing is to talk about them, their home and the market as it pertains to getting the home priced correctly for the best and highest sale in the shortest amount of time.  

The presentation of previous years where we talk about US is not important anymore.  

I think a little about what we do differently or better might be important but not in the beginning of the presentation. 

We have a short window of opportunity to capture their attention and that's the goal of any presentation.

I used to have a mac-daddy script/presentation that I used each and every time. I realized that every seller, every home doesn't fit a 'mold' and now, I go armed with their very detailed valuations and go with the flow of the conversation/meeting. That works so much better for me!
