The most dangerous wildlife we have in our neck of the woods is skunks and coyotes.  I do warn clients with pets to beware of both.

We have rattlers here in many areas and there are visible signs to warn people. There are also plenty of coyotes which is an issue for those with small pets, and not just in the canyone areas like the one behind our house.

I do have conversations with buyers about what they can expect if they are moving into the area from another locale.  We have seen coyote, bobcats, black bears and we have copperhead snakes.  I also let them know about the large deer population due to deer tick born illnesses.  And if they have an outdoor pet, I let them know we also have predatory birds (hawks, eagles) fox and raccoon.

My favorite conversation with local residents is talking about sightings of our albino skunk.

Fred,

We have seen bobcats in the hills here, wolves, coyotes, racoons, rabbits, skunks,  a nd garden snakes in the hills.  In Napa, there were bears also.  I think everyone knows that when you live in our area in the hills with land, that this can happen.  And I am sure that agents disclose that fact here.

With all the rain we have had, they don't come down to civilization that much as food is plentiful right now.  A

My work is in tract/city but some USDA rural - I've never seen a warning in a contract in a rural area. Do you disclose it?

Here in Sonoma County, California Mountain Lions come down from our "open space" preserves and can scare the bejesus of someone out walking their dog. Also, birds of prey have been known to sweep down and snatch un unsuspecting smaller dog or cat. And yes, Skunks, Raccoons, the usual suspects. The Raccoons wreak havoc with lawns as they try to get at the scrubs under the grass. Rattle Snakes sunning themselves. Kids love the blue-belly lizards though and gardner snakes!

We have rattlesnakes in the high desert, Fred Griffin . And there are cougars and bears.  We hear of cougars attacking family dogs, but never have heard of them going for people locally. We also have black widow spiders.  But I cannot recall of anyone asking about dangerous wildlife.  We are more likely to be hurt when we hit a deer with our car.  Deer roadkill is very, very common.
