We do Self directed IRAs in Oklaghoma City often as well as 401K investment loans.

We took a class on it years ago, but we have not worked with anyone who has done it.  We have thought about doing it ourselves - we'd have to talk to our accountant a bit more before doing anything and learn about it more though. -Kasey

I have heard of this, but haven't experienced it within our brokerage. Our median sales price is way below $750,000, but we have consistently been growing around 10% per year for the last 5 and anticipate continued growth.

Price and ROI are not issues of this type of purchase, however, it is advised to place the property in a single use LLC that is owned by the IRA. If there is a mortgage inviolved itMUST be a non-recourse loan.

My market (Charlotte NC) is definitely more affordable - $750K would be mid-line luxury in Charlotte (Our luxury prices begin in the high $400's!)

Suggest buying income property with IRA. Cap rate of ~5%.  The income can come from cattle, horse, human etc.... The appreciation needs to be higher than inflation.... Land too far out of metropolitan or small island will not fit your criterion.
