Getting foundational data.
Such data may conflict or support historical data of the property. Owners pocketing cash create their own problems disguised in the words, "I rent at well below market value."
To stay out of the conflicting goals, it is often best to compel owner to have the property appraised. Not that it's so hard to do, but simply so a 3rd party contributes to the opinion of value.
Just be aware, if anything goes wrong they always blame the agent.
