Yes!  I have two of them who I couldn't live without!  I pay them hourly - they are local and whether or not we have a deal to Close, they put in their time and do get paid, regardless.

They do more than just coordinating the transactions - they put signs in the yards, lockboxes on, plan and help host client events, etc. I jump in when needed as well.

      Not right now, but I have in the past.  I pay a trusted acquaintance an hourly rate to make sure the signs are still in the yard, run errands, etc.

      I know Brokers with large offices who have in-house staff trained to coordinate surveyors, inspectors, follow up with lenders, get feedback from showing agents, etc.   They ding the Agents a per transaction fee for the use of those in-house coordinators.

I do use one, for about 3 years now, who works virtually. She handles all the paperwork once we are under contract (listing or sale). I pay per transaction and she is 1099'd through my office and gets paid directly from escrow once we close

Why or why not? My skills are financially rewarded the most money showing, selling, listing, negotiating, prospecting and solving problems. FOCUS!

In house or independent, or virtual? Independent and technically Virtual, although she's 15 miles away from me and we do have lunch on occasion.

Do you pay per transaction, and if so, how much? $425/per closed deal and $700 per dual agency.

Do you pay a fee for deals that don't close? Nope and wouldn't hire one that did do that. Never heard of one that does in my 18 years of hiring them. I've had 5 in 18 years and never have closed a deal without one except my rentals.

We have admin staff (in-house & one virtual) available to input listing data and process deal pendings.  The fee for such is part of our contract agreement and there is no charge for deals that don't close.

I don't use a TC.  There was one at a previous brokerage who scarred me when she carelessly sent confidential brokerage information to the buyer. Further, the TC refused to step up, take responsibility and apologize.

I decided at that point that it was in my best interest to do the paperwork myself.  It keeps me more connected to the transaction anyway.

There are plenty of great TC's, though.  Mine just wasn't one of them.

I have an associate who puts up signs and other physical odd jobs, and someone who helps with websites and miscellaneous marketing. Then I use a stager as well as a professional photographer. I try to hire out anything that doesn't include the contract itself (which would be the job of a transaction coordinator). Any client contact is done by me, I believe that's what they want. Maybe in the future I will rethink this but not at this time.

HELL NO!  Most aren't worth they bones and flesh they're made of!  I've been on deals with ones that tried to practice real estate and almost killed deals!  Transactions are so freakin simple a monkey can manage them, why do we even need these?  We've had 80+ escrows going at once and done them ourselves.

 

I've seen both independent and in-house.  The only good one I've seen was independent.

 

The fees run between $350 to $500 out here per transaction, at least that's what the buyers are charged.

Why or why not?   Many reasons but the biggest reason is an extra set of eyes.   The TC has no interaction with my clients and typically only with the TC on the other side.   I copy her on all correspondence and likewise.  She is licensed.
