If the broker has a property management expertise, they will have those resources.
If the broker specializes in the buying and selling of single family homes, the landlord is working with the wrong folks.

I don't do leasing... so no idea who is really responsible. I suppose it depends on the agreement between owner and broker.

It depends.
On the landlord.
On the agreement.
On local custom.
On different factors.

Depends...
- Owners can rent a unit out themselves.
- Owners can hire a management co. but still find their own tenant (which gets you a discount)
- Owners can hire a full servive property manager to do the entire thing.
As Mick Michaud said, it depends on the agreement the owner has with the p/m

It is the broker's job if he isn't managing the property and the landlord's if he is handling it himself.

Background check and credit history is paid for by the tenant. We use a 3rd party, all completed online. The brokers office should set this up and relay the info to homeowner (landlord)

Depends on what the contract states. Best is to hire a third party company who specializes in backgrounds. That way you don't miss something and you have reduced liability if the info is wrong (two John Smiths, for example).

It is the landlords responsibility unless they are going through a property management office.

It depends on what they have agreed to. Those are services that are most typically paid for. It's work the landlord could do or they landlord could commission full services from the broker.

the broker.... the tenant pays for it.... on occasion, a tenant will provide a credit report.....

It depends, if the landlord hires a broker, the landlord needs to dictate in the contract what they expect, want from the broker when the broker finds a tenant.

We let the property owner decide and the tenant goes directly online and pays the service and authorizes release of the information.

It depends on what they've agreed to but it is typically the Property Manager that handles background checks becuase they are better educated on what to look for.

When we listed office buildings and retail centers, it was always the building owners job to verify the financials. It was usually done by the accountants of the owner's firm and the accountants of the lessee. A

I believe is the best interest for the two to know the prospective tenant before signing any lease
For the Broker will be a more professional job and for the landlord some peace of mind

Seems to me that would certainly be part of the Broker's job. Part of what they are being paid to do. The only way to know for sure is to look at the contract between the Landlord and the Broker. It should state what exactly the Broker is expected to do to earn their fee.
868,382
Often the brokers do it on behalf of the landlord, but charge the tenants for the service.
