Our area was greatly over built during the oil boom thus with the "bust" in oil prices our rental units went the other way. Landlords immediately faced the lowest occupancy rates ever seen here and now are scrambling to hold on to what they have by dropping rents and offering all kinds of incentives.

You have government funded companies like Santa Monica based Blackstone Group that were given hundreds of millions by the Obama admin to buy up everything they could and turn them into rental backed securities. That is where a lot of the inventory has gone. Turn the nation into a nation of renters with no "stake in the game" and they won't care about the future of the country. That is why the founding fathers wanted only land owners to be allowed to vote, because it mattered to them the way the country went.

We are increasing in the suburbs tremendously but not so much in the city. They are different animals that's for sure. I wish they would get more rentals around here. What is available stinks or needs rehab.
We have a company here that buys properties & then rents them out. They are all updated but the rents are just a joke. They prey on people that are moving in from different areas that don't know. I'm saying $500+ per unit. They do sit vacant for quite a bit of time.
