Cheesy? Yes, but it sounds like this is your listing, in which case you need to focus on your obligation to the seller...to sell the property.

I advise my clients to not accept contracts from folks who haven't seen the home. As for showing it to someone else's client, if it's that far away, I would ask for a referral fee.
