Cheesy? Yes, but it sounds like this is your listing, in which case you need to focus on your obligation to the seller...to sell the property.

      Have you showed the property to this Buyer before?  Do you have a written Buyer Broker contract with him?  Is there any chance of procuring cause?

I advise my clients to not accept contracts from folks who haven't seen the home.  As for showing it to someone else's client, if it's that far away, I would ask for a referral fee.

It does happen. And it is frustrating. Sometimes agents are local and sent you the offer out of the blue. You still have to present that offer.....
