Just Closed a sale with one of their agents on the other side - it was like pulling teeth to get responses and the agent was even 30 minutes late to the Closing! WHO wants representation like that? 

As for the notice, I agree wholeheartedly with Kasey & John Boles - why just send it 8? Why not ALL OF THEM?!!  Seems like another recruitment tool to me...

And why would they send it to only 8 home-buyers that have been carefully tracking it?  Why not send it to all of the home-buyers that have been tracking it?  They are trying to get you excited about an offer and the buyer thinking they have to move NOW because there is an offer deadline attached to it.   They are trying to appear to provide value you, the listing agent.  They are marketing agents and buyers all in one.  We don't have Redfin here yet, thought I'm sort of surprised by that because they are in the Pacific Northwest.  -Kasey

Yes I got one a few weeks ago & it made me really mad. The other one they sent was that they wanted to extra advertise my listing & that I didn't know I had a 'hot' home. Then a reminder message came a few days later.

I don't know if this is legal, board wise, but I don't have time the police the planet.

Hot home means realtively lower value than their guesstimate. But their estimate is way too high leaving home owners to believe it is actually sold at that price.  I am in a sellers market region almost forever but home owners think the offers will be way over and wanting more.

Yes. That is just the behavior of bottom feeders who can never read the cream at the top ... the professionals that give them something to feed on.

UGH!   No, have not seen that email.   

I have been trying to present an offer with one of these agents for 47 days now.  First time around finally got a response and it was "sorry, I have been so busy but wanted to let you know it's in Escrow."  Okay...now house comes back on MLS 31 days later.  My buyer wanted to resubmit the offer again...UGH!   I did...no response at all.  Can't call except through a series of voice mail prompts that go to the agents voice mail...which is always full.  There is no broker to call so that's not an option.  Finally...today I got an email response.  "My client will not look at offers below the last offer which is $15K over list price."  

Events:  

The previous offer failed due to buyer's loan according to the Redfin listing agent. 

The house is already priced so far over the comps even at list price and the condition and location does not add any value to any of the similar comps. 

The house is now on MLS for over 45 days in a "Hot Market"

The Seller won't look at offers $15K below the last offer and they are listed $15K lower?

Nope, but they have a presence in Oklahoma City but it is barely detectable.

No, I've not seen that... and I have had a listing that Redfin marked as a hot property.

I can't see any upside to allowing them to publish (even if it's only to 8 home-buyers) an artificial offer deadline.

Sounds like they're trying to do something akin to Zillow's "Make me move" listing.  Personally, I'm not a fan.  Only seen two agents out here for them, not a fan of an 8-5 M-F agent paid a salary.  No skin in the game.

Almost an agency issue. In that example they don't plan to represent the seller and I'm guessing they don't represent the buyers.

Yes, I have received a similar notice.  The public has ample access to it and I generally publish for syndication to Zillow/Trulia/Homes via my off-MLS site with all branded pictures.  Not interested in Redfin as an alliance for my listings.  They are just trolling for off-MLS listings.

Redfin isn't even available in my market.

They are not in our local market yet but are close, very close. I agree with Debe Maxwell, CRS that it is a recruitment tool showing you how totally awesome they are.

Hi Mimi --- yes, I have received this email too.   While I appreciate the recognition of my "hot" listing, the delete key has long been a friend.

SO far they are not in NH, however they are mass marketing the MA media that reachess here. I have not got these motices and woudl probably not respond. I sell my new listing myslef within days without them
