If it sounds too good to be true, then it usually is

Evasiveness, quick talking without answer the questions.

A school pretending to educate you by sending you to us to teach you.

Nothing against you, but we really would like to get the school's number so we can tell them to do their own education.

"Please head on down to western union and wire the money to me in Africa where I am doing missionary work"

When when knows their craft the red flags can easily be seen ... far too often ignored. 

I knew someone that accepted a brown paper bag of money to use for her downpayment. The money came from the seller and seller agent. I would say that is a huge Red Flag.

If the flag is red run away.

A deal that seems to good to be true, or documents with changes or kickbacks.

Bryson - Everything everybody else said, plus, if there is anything that makes you think something could be fraudulent, talk to your broker immediately. Sometimes you just get this feeling that something is not right.

  Wrap around mortgages, we pay cash for houses, lease to own, bounced deposit checks, no title insurance.

Double talk, non responsiveness, evasiveness and lack of transparency

just remember, do unto others and you won't get in trouble.... and use common sense....

Have a good knowlege of your state and federal law and then the red flags will be obvious.

Over list, not seen.

Being purchased by some form of royalty.

Unsolicitedoffer.

Eventually requires a payment of some kind..

Of course I have to answer a question from someone with the name "Lawrence."

Soft seconds, offers significantly over list price, questionable appraisals.

Fraud can be difficult to detect, unfortunately. In credit, for example, that is the one area against which banks can't protect themselves if borrowers present fraudulent informations.

Be  alert for scams.

How many red flags do you need?? bottom line always do your Due Diligence 

just do the right thing

#1 agent with no experience. If both principals are represented knowledgeable ethical agents ( or dual agency) all should be fine.

We really do need Q&A archives here or the instructor needs to be fired - he/she should be giving you this information in class!

Here's one I just heard.  A lender that told unrelated buyers and sellers that they could claim in the contract they were related so the sellers could "gift" money to the buyers so they would have down payment money.  HUGE red flag.
