Delighted that I found it before anyone else.

Livid that of the 25 sets of eyes that looked at this, I was the only one to spot the error.

Grieved that the buyer and seller is about to endure a season of aggravating dodging and weaving as the underwrites ignore the problem they created. 

All of these FEELINGS at exactly the same moment, but showing none of them.

Then the professional just gets it done.

Which is why TRID has them now furnishing this 3 days before closing to review. I always would ask for a HUD/ALTA ahead to review even before to eliminate such issues

I always review a preliminary settlement statement with my clients so the odds of a mistake being made at closing are slim to none.

If that happened, I would feel stupid that I did not pick that up before the closing.

However there are title companies that do shoddy work and don't bother to share the paperwork unless you are the listing office who gave them the business.  Title companies also don't read the contract.

I have realized mistakes at closing...mainly charging my client for sellers cost.  So what do I do?  I throw a hissy fit until they correct it.

My best advice is to take some classes on title work and closing statements so that you know what you are looking at... and have an attorney review all the closing documents.

The delay in closing frustrates all parties; the lender is under pressure to correct it...it happens infrequently, we deal with it when it does.

Minor things on a rare occasion.  Nothing major.  If that were to happen then that means at least 5 people missed the same mistake.  Seller, seller's agent, buyer, buyer's agent, title company closing agent.  Not to mention all the admins and any attourneys that may be involved.

Doesn't happen.  I check the escrow documents before they go to the buyer's agent and I check them before my client gets them.

We review paperwork and settlement statements prior to closing.  Now with TRID buyers review closing disclosure prior to signing as well.

We review all paperwork very, very carefully way before closing so fortunately it has never happened on my watch.  If it does, it's called sloppy work and the agents need to have more eyes on what they are doing by someone in charge.  That should not happen.

Big mistakes are rare; small mistakes can happen.  They usually cost someone money.   Years ago I paid $400 for a home warranty that I had forgotten to order for my my buyers and get on the HUD for the seller to pay..  It never happened again.
