Michelle,
Given that you are (based on your website) in the luxury sector of real estate in Palm Beach, I can assure that the segment of the population that buys in that price range is not going to be in the lead pile. One of our clients in the Northern Florida area bought leads. This person is selling in the same price range, After paying over $750 a month, for a year and a half, the majority of "leads" were looking for affordably priced home. A couple of leads did result in sales, but did not justify paying that type of money. Heed the advice of my fellow commenters. A

That depends on what you define as "best" and what your business model is. There is no one size fits all "best" for all agents.

If my market was land lease, 55+ condos in a community priced below 70K, best would be the pull tab flier in the laundry room.
Knowing your market segment is essential.
From what I read, your segment relies on influence.
That means RELATIONSHIP and getting face-to-face with the referring party whose 'influence' you will harness.
If you already live in that environment, then all you need to do is NOT BE A STEALTHY AGENT.

Hi Michelle, I don't have personal experience to offer, as I am a Stager, not a Realtor. But in the last two years on ActiveRain, I have NEVER seen anything positive about Zillow, but I have seen a lot of comments of the type you are getting as answers to this question. Save your money. Respect your money and yourself. If I have learned one thing about real estate here, it is that there is no substitute for excellent, personalized, thoughtful service done in a way that strengthens relationship. Invest your money in that, and you will have a lot more than leads. I wish you stunning success.

Your community, hands down.
Online platforms should be the tip of your pyramid that are supplementing everything else --- your experience could prove incredibly valuable there, but your local community and personal networks are a much better place to pull leads from.

The best "platform" is your shoes... get out on the street, visit with people in the community and then blog about your experience with people in your community. It doesn't hurt to carry a camera too Michelle Esposito

My Active Rain Blog generates more leads than any other platform except referals from old or current clients. Posting them in social media reminds those i know what i do and through Google type searches, new clients find me.

Michelle Esposito Welcome to the world of Real Estate.
And welcome to ActiveRain, too. This is The Best place to learn, share and build relationships with like-minded professionals.
If you do it right, perhaps this platform is enough! Those call-to-action posts and how to spread the word about you.
It all begins with a Rainmaker account.
Good Luck.

Your website - as long as you make it relevant and fill it full of good SEO content. Have a great lead capture with the website - and respond quickly to all leads!

I generate my own through organic measures and send them to my website when the lead can be entered into my CRM.

For me it is print ads and person to person communication by phone or face to face.

Michelle, isn't this great to get all this input? It just goes to show that there are so many options available that are successful for different agents but it must be tailored to your niche. We don't have a website nor care to have one. We have all the business we care to handle and that is through our spheres of influence and keeping in contact with them. Personal notes are THE BEST way and staying in touch with them by reviewing tax exemptions, reminding of property tax deadlines, etc. We find Sendsations.com to be a great way to keep our name in front of our spheres of influence. The most effective tool is to work your tail off giving the best customer service possible and your clients will generate your future leads with referrals!!! Good luck and my wife Sharon was in the hair business managing her Dad's salon for almost 20 years! (It is also good to network with legal secretaries and lawyers!!!)

Sphere of influence and repeated customers. On internet sign up as many sites to get your name out. Do it for free is the way to go.

For me, sphere and a sold sign do wonders. I checked your site and I'm with Ron and Alexandra Seigel on this one, I don't think people spending 3mil on a home are going to be filling out "contact me" forms on Zillow/Realtor.com Don't waste your money on those.
Maybe attend and sponsor events that that type of client would go to. Yacht clubs, country clubs, wine & cigar... you get the idea. Also, I assume you have a hair stylist you go to. They are great resources. Hair stylists and Bartenders are someone you talk to when you're in their chair. Work out something with your stylist. Send her clients and hopefully she'll do the same.

Your sphere and data base IS your goldmine. Develope is and work on it continually. Stay in touch with your folks.

Your sphere of influence.
Your internet presence (your website, social media, blogs, etc.)

Michelle you won't find a lot of love or support for pay for lead sites like Zillow and Realtor.com here on Active Rain. If you have a good website with content and a reason for viewers to stay, like a good search function you can try Pay Per Click like Adwords-Kasey

Michelle Esposito The best lead generation platform is face-to-face networking.
You may also fill out your ActiveRain profile should potential clients come here to check out your experience, etc.
