Never let your client create a bill of sale through offering to purchase it using the well documented request for repairs.
"and how will you be paying for the furniture?" on COE day is an eyeopener when at some point your clients decided not to buy it, but you never declined it in writing nor told them to.
I asked my buyers, "of that $1,000 price tag the sellers want, what would you be willing to buy the furniture for?" They said $500 tops, I said, "that's exactly what I negotiated for you." and then paid the difference.
Note to self, let the side deal be just that: between buyer & seller and not in the transaction.

the mistake was NOT mine, but I like to make things "go away".... the builder's roofer made an error with a section of the roof!!! after the home sold as a resale, the new owners wrote a letter and the bottom line was the buyer's agent and I split the cost of that roof repair to make it all go away!!! stuff happens and I was too busy to be involved in anything resembling a "squabble".... cost me $500....small change...

In a multiple offer situation where I was representing the seller, I realized AFTER we closed the escalation paperwork had changed and I miscalculated. I paid $400 for mold remediation in a storage unit in a luxury complex. I didn't have the mold inspector inspect the storage unit (just the condo itself).
I took care of the remediation and having the attorney withhold the $400 from the commission on the Closing statement and the buyers were upset that I paid for it! They hadn't asked the inspector to inspect the storage unit but, I still felt like I should have directed them to do so, regardless, and insisted on leaving it on the Closing statement.

I negotiated a pre-settlement occupany for my buyers in a vacant home. The washing machine flooded the basement. Got the home warranty company to honor the fix, but they were mad about the carpet. Seller said he didn't warranty the washer/dryer....which is why he gave them the warranty. I paid for the carpet to be replaced. Hate presettlement occupancies to this day.
