I am not in favor of that kind of law.  The real estate industry needs to do a better job of educating the public about the benefits of using an agent and the risks involved by not doing so.

Not sure what specific problems you believe need to be solved with this type of mandate. I think most people should use agents and that it would solve a lot of their problems. I'm less convinced that people should have to use an agent if they do not wish to do so. The law would also never hold up in court.

That would be impossibe in my opinion, and I for one would not be in favour of it.  We as an industry need to educate the public better on the benefits of using a realtor.

I do not think so. You do not have a law to have a surgery, but when you have to, you can perform it yourself...;) but rarely anyone does.

Although I am in the business, I would not support such a law. There are always situations in which use of a real estate professional would not be needed and unduly burden a transaction, such as between family members.

Not a good idea at all to make it a law.  Homeowners have property rights and that includes the right to sell anyway they want but are held to certain mandatory requirements in most areas and they should know what they are.  Buyers also have the right to buy real estate with or without an agent and being on their own they should learn what they need to know before they start the process.  

The results might not always be what they expect, but they do have those rights.

Absolutely not. We have way too many laws and requirements in this country as it is. This country is founded on free choice and though I think it is better for the consumer to use an agent, if they opt not to, it is still their personal choice with all the consequences that go with it.

I want to thank all of you for taking your time and participating in answering my question. The reason I was asking this question is;

I have talked with many real estate agents here in Los Angeles who are upset with those sites who allow the FSBO and thought that by mandating a law to use Real estate agent in the process, will eliminate this feature on those sites. I personally think it will not fly and believe in freedom to all.

Create problems? Oh, Yes.

Make the industry better? Of course not.

Serve the public better. Definitely not.

All the problems this 'law' could possibly solve would be resolved internally by holding brokers accountable. I.E. publicly display the number of interns they keep. (those with less than 15 transactions a year)

Image, a brokerage of 100 agents with 90 percent interns, data readily available to the public. Now KW has attempted to obfuscate this by their 'insistance' on teams. However, the number of license agents is the only number that matters.

No more laws please. Laws, especially this one, is protectionist and insure the presence of many agents not proficient in the mechanics of a house sale.

No, I don't think use of a real estate agent should be mandated. If buyers and sellers want professional assistance, it's available to them. If they don't, then they can go forth and attempt the sale or purchase on their own. So current methods are fine!

Be careful with your wishes. It would be more likely to have a new law requiring real estate transactions to be handled by lawyers. That would be an effective way to eliminate the surplus supply of agents.

I do not think they can pass a law to make you use a service or buy a product. (oh wait... the dems did just that with health insurance and look how that is hurting more people then helping}. With real estate, those sellers most often will say they are doing themselves to save money. They then often end up costing them money.

Not necessarily. Last time I checked that might not fly so well with Judicial review of the Constitutionality. I would suggest a 50 State  requirement of a Buyer-Broker Agreement  to be signed before showing clients homes. Some States require this and I think it helps make buyers honest.
