I had one character 30+ years ago who insisted the proceeds be delivered in cash...not a bank check... but cash.... it was a big sale price for over 30 years ago... no buyer agents at that time...we ALL represented the seller.... the other agent needed to have a body guard accompany them to the closing at the Registry of deeds....

We have a builder here that is sort of famous in the area. He is the biggest production builder in Idaho and he has a staff to do everything so he isn't the type of builder that meets with the clients. At this point he is more the face of the organization than anything and so people feel like they are meeting a celebrity when they meet him, or that is how it used to be anyway. He also used to be kind of a heartthrob (and was single at the time). Anyway, I had some buyers that wrote into the contract as a contingency that they got a meet and greet in person with the builder. - not for anything to do with the house, just to be able to shake his hand and say they met him. He went for it.

Never had a strange seller contingency that I can recall. Seller's don't typically have many compared to buyers.
Strangest buyer contingency; they wanted to perform a spiritual blessing and have a reading done on the house before they'd commit to it. It was more important to them than the inspections.

No examples? I heard of one seller that required the dog to remain with the house.
Another involved a seller that jokingly referred to a ghost in the attic. The Buyer included a contingency requiring all information on the ghost.

I had a buyer for a home that had a very, very tall pine tree in the front and it shaded the whole house, roots were extended and uprooting the sidewalk etc... The sellers wanted to require that the buyer maintain the tree and never cut it down because their family had planted it after a Christmas decades ago, and it was a sentimental reminder of their childhood.
