A need for more inventory. Unique about the area ... High Tech - Apple, Google, PayPal.  Patience is the name of the game working with buyers. 

Lots of snowbirds and elderly. Patience and respect are essential. No high pressure; ever!

High average prices compared with most of the country and the average income here can not afford the average home

Student rentals are key here, and we cater to the students needs and schedule.

It's very rural in my area. You have to know a lot about irrigation water.

Millenials from India.  I've learned that their needs include top schools and homes facing the right direction for them and that each of these clients have a different direction need and some don't care.  Schools though, that doesn't vary.

From ubran to suburban - we serve many different types of buyers but, I would say many of mine are business professionals and physicians.

Charlotte's largest employer is healthcare - most think that since we're the second-largest banking center in the US that it's financial.  Our energy sector is also growing tremendously.

Because we serve a large technology base as well, many of our clients are millenials.  

Unlike Susan Emo's market, we are rarely the 'second home' city.

A lot of hobby farms and recreational property.  That is my niche.

Unique..a lot of people move her for quality of life, outdoor living and hunting & fishing. People often decide to move her simply based on internet research before they have even been here. We have an intimate knowledge of the mountains and outdoor areas as my husband and I spent several summers in the Sawtooth Mountains leading backpacking trips and outdoor adventures and my husband is a hunter so we often connect with people on those levels and can talk more than just metro housing.

I serve in different markets and different price ranges from 200k to 2 mln. So I always customize my approach to my clients needs. 

My local market is the US, soon to be 11 states on both coasts, north and south, and in every time zone across the US.  I work odd hours to cover the different time zones, do a lot of different market research to cover the different areas, and set up resources in each area so I can provide superior service despite distance.  Whole different animal than focusing on the local market, but it's fun!

We have a lot of snowbirds that move here for the weather and we take care of many of them by referrals from other clients.

We have a huge TOURIST influx from April to Nov.  . I'm always asking Agents from surrounding States for Buyer Referrals

Beach town, a great reputation as a place to retire, and a large life sciences community - pharmaceuticals, bio tech, medical devices, etc. San Diego is the 3rd largest life sciences community next to Boston and Silicon Valley, worth billions

We have many things that draw people to the area but the most UNIQUE thing about our market is we have the least expensive hydro-electric power rates in the United States.  We are known as the Apple Capital of the World but many of the apple trees are being pulled out to plant houses.  
We also have abundant water for irrigation, saving people money on domestic water expenses.  We are a recreational mecca and have a very diverse economic base.

I address the needs and wants accordingly for Military life I took training in Military Relocation & Lifestyle.

Low cost of living, affordable housing, and #9 metro over 1 million for population growth. Great for investment property.

Primarily a second home and retirement market.  That's who I try to connect with.

IN coastal Florida is flood insurance, sink holes and the occasional Cat 4.

What do I do to address those needs? Tell them about flood insurance, sink holes and advise that is  when you pop the cork on the bottle of wine from Stirling, labeled, IN CASE OF CAT 4, and close the door.
