I go once per week on vacant homes no matter what and after a day of heavy showings on any listing. It also depends on what my seller wants ultimately.

If the home is occupied, that's part of the home seller's responsibilities as I outline them at the start of the listing. If it's a vacant listing, I pop by when I have a chance.

I used to go once a week & then determined that the property should be maintained by the seller who actually owns it. That started during the short sale days when sellers weren't doing anything. I'm not a house sitter.

when I was actively working, I would drive by all of our local listings and make sure they were presented properly....if  not, the listing agent was called immediately....

We list, sell 95% of what we put on the market so it is moi that would be leaving lights on, doors open or everything "same as it ever was" like the Talking Heads song. "Now you may find yourself in a big house, driving a big automobile and fumbling with a lock box and you may ask yourself after a showing did I leave any lights on, the dead bolts relaxed... and you may sputter I did not but who did when a neighbor calls about the wnd floor front left bedroom light glowing brightly..." I leave it like I found it.

Depends on how often it is shown - I know if there is a problem agents showing it will tell me... Because I ask!

If it doesn't get shown and it's empty, I need to adjust the marketing quickly - usually the price so again it gets shown and I know what's going on with the property

If it's a vacant listing I check every other day or so.. also make sure mail, newspapers, flyers etc., are picked up off the porch and brought inside and tucked away somewhere.  It the house is occupied, I ask my Sellers to report to me if the sign gets knocked over, or the door is not secure after a showing and I call the agent who showed it last.

Our listing contracts state that we aren't responsible for any upkeep on the property. If I have a vacant listing, I do check on it once a week. I think it's a nice additional service to offer to my sellers who don't live in the area.

Owner occupied: No, they live there.  No point.

Vacant and close by: every couple days and after the day's showings

Vacant and far away: after showings and once or twice a week if no showings.
