I sat in my broker's office and she showed me how she organized personal files and CRM and how the office file system worked. I learned how to enter a listing into MLS, adjust and optimize photos, criteria search. I was given a list of tools for a tool box and sent to the hardware store to pick them up, and the contact information for the sign company to order riders. I watched and listened to the broker and agents taking 'up calls' and watched my broker write a contract. I'm surprised I remember all this. But I definitely started at the beginning.

I went to what would become my first office, Cashin & Company Realty and I met with the office manager for an orientation, got my desk, my office tour, my signs & business cards ordered and then went to the board of Realtors and got my MLS setup, lock boxes and membership setup.
I then did what I always wanted to do, what I'd seen my grandparents do for years as Realtors when they'd be hammering out a deal with another agent; I went to lunch at the Benjamin Franklin Hotel's Lark Creek Restaurant and had fillet Mignon and a martini. Back in the day, they didn't argue with the other agent, they wined and dined them and put deals together at Lark Creek or over coffee at The Copper Penny Cafe. So I ceremoniously did this to set the tone for all the deals I imagined I'd put together and over 400 reatail & investor closings later, I'm still a Realtor.

When I started... there were no computers to fire up. In NYC we did not prepare contracts, attorneys did... so never really needed to study them. I came to the office and went to a training class for new agents. Then I attended Broker Open Houses to familiarize myself with inventory... we also had no MLS in NYC. Then I went about putting together an announcement to my sphere. No expireds or withdrawns of FSBO's to go after... how would we know with no MLS and no signs.

Ok, our MLS hook up was hysterical back then. It consisted of a telephone that fit into cups that screached connections to the MLS. It was on that strange heat transfer paper that we no longer use. It was the newest revolutionary thing. The computer was in Colorado so when they had a snow storm, it took longer to connect.

When I started in real estate computers were the size of a desk. The MLS was in a book the size of an encyclopedia and my cell phone cost thousands of dollars and was attached to my car. I studied the MLS book as I drove to check out every listing we had. I got to shadow all the agents watching real life showings, listings and how things were done.

I spent 3 months in the office, going to every available training, which included learning the contract, role playing, etc., talking to other agents, observing desk duty and going to broker's opens and open houses. I spent a lot of time understanding the market and previewing. I volunteered to sit open houses and work with rental clients, just for the practice of opening doors, using my keycard without dropping it into the bushes and navigating around a new town while carrying on a conversation. It was invaluable, I got off to a great start and had an awesome first year because I was somewhat knowledgable and felt confident in what I was doing.
