I own my own signs, hook line and sinker. And they last a long time.... as part of recruiting me to RE/MAX a dozen years ago, my brokerage paid for 20 signs for me... and I still have and use most of them. There was one insert that was used for target practice 10 years ago when I was selling a home in an area not yet well developed and one that got stolen. But those that are not stolen or vandalized last a long time. I haven't replaced signs at all.

I pay for the signs & have to buy in group of 6 or 10 I believe. The price for 6 is enough to give you a heart attack. I have actually had them last a long time, problem is with the sign company. They actually have possession of them so I don't know how many there are or what condition they are in. Kind of out of sight, out of mind.

I use and own metal signs for full service listings..
Take care to clean them well when removed from a post.
Metal signs last 10 years.
When it's time to replace, in bulk, I also evealute if I can improve my situation by changing what is shown on the signs.

I am a broker so I own them. We use metal signs, they last forever until the occasional theft by crackheads to recycle then for money. In the theft prone locations we use corrogated plastiv cheap ones and we buy in bulk.

I buy 10 signs at a time. They last a long time. I'd guess 10 year or more. We don't have extreme weather here so they are not beat up that way. The open house signs (which I rarely use) don't last as long.

As the broker, I provide my signs. Often I get custom made because of the type of property. Expensive but worth it. Recently, I ordered some "ocean" residential signs using the photo that is now on all my ads etc. Look really cheerful and different from anyone else's. Very expensive, made of metal, but I don't care. My clients for them are worth it! When I take a high end listing, I can't see using a beatup ol' sign.

I buy them 6 at a time is the best price but have not had to replace any in 3 years.
