I give excellent service throughout the transaction.  That's my job.  I follow up with my clients monthly in many ways and they know I'm their real estate professional.  I gave up gifts a long time ago, but my clients still know I do the job they expect.  They don't expect anything else. 

I take clients to lunch or coffee to say thank you and send them a note.

Referral partners get a $5.00 Starbucks Card and a Thank You note.

Agents get 25%! So I'm never too busy for your referrals in San Diego!

I send a personal note thanking them for their business. A cake thanking them for the "sweet referral."

Typically a dunkin donuts gift card:  "Enjoy a coffee break on me.... "

A smooth settlement.

To the agent or to not licensed person? In both cases thank you cards and gift cards upon closing.

Depends on the client. Certainly at least a thank you note and likely a gift certificate for dinner, etc.

It all depends on the client.

I have given gift cards to clients to let them know I'm thinking of them, and I'm happy they are thinking of me. 

Real estate is the only profession where the professionals think they have to give clients gifts.  If you do, make it something personal for them.  Don't buy 25 knife sets with your name on them and give that as a generic gift.  I represented a friend who bought a house recently.  I got them something for their kitchen and because they mentioned J.D. often when showing the home, I got them a giant Coscto sized bottle of Jack.  The Jack was a huge hit.  I did this since they were friends as a housewarming gift, not as a close of escrow gift.

Depends if it is the first referral or second or 8th.  One husband and wife have refer me 9 times, so they get dinner from me.  First time around just a gift card to someplace.

A warm and heartfelt thank you.  I may send candy or a gift card. It really depends on which client makes the referral.

Who's giving the referral? If it's another agent then a 25% referral fee.  If its not an agent, technically we cannot provide gifts worth a monetary value as that is called "bird dogging."
