I use the biggest signs allowed by the county for non-commercial properties. They work, as people recognize me all the time from my signs. Plus they are very visible from a distance, which is a good thing for a sign. Metal frame. Inserts are something or other... but obviously good material as I've had inserts and frames for over a dozen years. As for HOA's... depends on the subdivision. Some only let you use their approved signs for uniformity and I have a bunch of those signs for various communities in my garage as well. Plus signs to put in windows of townhomes and condos that don't allow in-ground signs. I put my own signs into the ground.

Most firms use the metal plant your own signs, one firm uses the wooden arm signs and hires a service to install them for the agents.

An assortment, depending on the property. 4 foot metal signs are my drug of choice (I can plant those myself), but I have smaller ones for HOAs with rules. Wood on 4 x 4s and 10 to 30 foot banners get planted or put up by the sign company unless I'm putting the banner on a fence and can reach it myself. My first broker said "Put up all the signs you can yourself, because people will stop and ask." but I do a lot of 'big dirt' and that doesn't work for me so well. This is a 30 x 4 foot 9mm mesh banner on a building . . . very easy to see from the highway.

My Re/Max office suggests metal, and we use reflective so that they can be seen at night. They are a bit larger than the "standard" for the marketplace, so they stand out. I need to order some "collection" signs, but haven't yet.

Most of the time. Frames vary depending on property. I install them myself. I check HOA ahead of time. Some communities here do not allow signs of any kind. The properties without signs sell just as well as properties with signs.

Yes, when appropriate yard signs are used.

Typically for single family homes we use wooden post with signs that are installed by a company contracted by the brokerage.

Sign riders as appropriate.

When there are HOA rules/restrictions, I comply.

Yes, my best salesman and marketer!  Whatever the default material from VistaPrints is.  Standard post sign unless HOA restrictions forbid them, then I use a wire stand.  I do them myself.  Sign riders: Yep, use a variety of them.  Some whatever the standard material is and some metal.

One has to follow HOA rule and other rules imposed by each community.  Some communities like Aspen for instance dictate size and material.  Materials for signs have to work with the weather of each locale. We had a sign company to design and install our signs.  In Beverly Hills for instance, you have to be a permit for each sign.

I use both metal and corrugated plastic and both metal frames and sign posts. The metal signs hang better on the sign posts than the corrugated plastic ones. I hire a sign post company to plant the posts and then remove them after the sale. They charge $40 to plant and remove. My signs are 30" wide x 18" high.

Yes we use yard signs.  We have "oversized" signs and so they stand out in the crowd!  They are metal (although I also use some Corex for Open Houses).  My husband installs and picks up the signs. We also use sign riders for Web Address, HOA, and other points of interest like "Lake Property" - "Duplex" - "Vacant Lot"

I have square metal signs and post signs for the higher-end.   I use riders only for VIEWS, or if there is a 3rd car garage and is tandem, so the drive by would not know otherwise.

Sign post like shown in the photo is installed by a sign installation company for $45.00.  That includes take down as well and good for 90 days. Thereafter it is $5/month.  I install my own sign on the post ... Cortex I believe ... rarely use sign riders.

we have a couple of subdivisions and condos that allow NO signs, and I comply.  We have others that don't allow directionals and I comply and I use metal signs and while I have a "sign guy" he's my husband I am can and sometimes install myself, but I much prefer he take them in his truck than in my car.

Always check with the HOA/COA for rules regarding signage before placing a sign. As long as the HOA/COA permits, I use wooden sign posts that are professionally installed by a sign post company. I find it's money well spent to have my signs highly visible and assure my signage will not tilt or fall over. They withstand most weather conditions. The sturdy metal signs that can be hammered into the ground are my second choice to save me a few bucks and can be easily/quickly relocated as needed. #AgentInYourPocket #RealEstateByBel #SplendidVirginia

I use a sign post company that installs the sign, then I add any appropriate riders to it.  The only place where I have run into restrictions is in condo communities who do not allow any signs at all.

My husband is a woodworker and I specialize in Victorians, so he does the fretwork and uses plastic 4" x 4" fence posting. I had someone who was constantly copying my signs, so I had to come up with something different. It works for me.

Fred Griffin Yes, they are made of heavy engineered corrugated plastic and have an outdoor life of two years. The posts are made of PVC. I hire someone to install them.

For residential I use the metal with metal frame and I do the planting.  For commercial I use a 4'x4' on posts and hire my handyman to plant it.

I would like to use post signs but they are expensive to plant and expensive to buy in this area and since the broker doesn't pay for anything there are other places I spend my advertising dollars on with better ROI

I looked at mine just yesterday & thought it looked a little beat up from this winter & we're only 1/2 done really.

Use metal currently with some kind of anti-fade coating that's not working lol.

I will say that I made a mistake putting my website address under my name. Now my name is too small from a distance - lesson learned. Phone # & name BIG, maybe a rider for the site.

Besides, we order like 10 at a time or something & then a sign company keeps them so I have no idea what they even look like.

The regular RM yard sign you can no longer see, that is why I went years ago to the arm kind by a service.

What type? Metal, core and fiber.

 

Frames: step, yard frame, post and projected.

 

Except for the main sign for a listing, I place the rest. The rider is actually the most important element on the sign to which the active buyer responds to on their second drive by.

The type of sign I use depends on where I'm putting them and the message contained. Some are intended to be single use and fully disposable.

HOA and COA issues? Of course.
