I do both ... it depends on the listing. I do like having more control over the photos ... which is why I prefer taking my own photos.

Every listing gets First Class Treatment from Mobiles to Mansions:
Professional Photographer, Drone & 3D Matterport V-Tours. I have a package deal on this so I offer it to all.

Gloria,
Here is our advice. Use professional whether or not it is a luxury home. We have worked with brokerages who have different price points, and they use professional regardless of the price of the homes. As real estate agents, we know that this is aperson's largest investment that they are selling, why not treat it as such, The $20,000 Fiat has professional photos.
Furthermore, your time is worth more than that. You could be getting another listing instead of fiddling with lighting, photo shop, and exposures in the time spent to get a decent photo.
Just our very biased opinion, that every seller deserves to be treated luxuriously. A

It depends on the listing so both. I have a Nikon Pro SLR with custom lenses for most shots but some I want to be better.

I know enough to know what I do not know - I surround myself with excellence and that means a pro photographer for all! My time is better spent earning more listings because of my impeccable photo essays

Prior to last year we always shot our own. But as my time got more constrained it made much more sense to hire someone to shoot them for us and from there I just pick out the pictures I want to use for MLS and our other marketing venues. The time gained is well worth the money spent. Bill

I've always found it funny that we urge our clients to "always use a professional" and then some agents take awful pictures because they don't want to spend the money to show the house in it's best light. Amazing.

I always took my own but photography has changed a lot since I retired from being an active agent. If I were still an agent today, it would probably be a combination of both, depending on the property.

I take my own photos. I see many people that should NOT be doing it. We have a pro phtographer if we want but he takes a limited # of shots.

I take my own.
I use a GoPro Hero 2 that does a equally crappy job regardless of the subject.
Well, maybe I don't do that.
But you get the idea that some images on the MLS should never have been taken.

For me, it depends on the listing .. I have a great 35 mm camera with extra lenses to capture small rooms, and I do a pretty good job, so it all depends on the listing. If I am doing a very high end home I usually hire a photographer who will also provide a vitual tour.

My husband is a photographer himself and for years he took the photos. The last 2-3 years we have hired it. Even though he could do it himself, and even has a degree in photography he decided it was worth paying someone because it saves him time, and it adds value as a listing agent. Though he knows photography and has an expensive camera his clients see him as a real estate agent, not as a photographer, so it's a perception thing too and a seperation between jobs descriptions. -Kasey
