My answer will get blasted but forced registration works. I have 2 idx's on my main site, one with forced registration and one without. They both get equal page views but the one with forced registration kicks butt. Every now and then i experiment by turning the force off and the leads disappear. I send every email new listing upates. Right now i am writing a offer in the 300k range for a 'bugsy' who signed up 2 years ago.

I don't know of any such tools... someone is either inclined to leave their information or not based on what value they believe they are getting from your website. I'm not sure it's the lead capture tool so much as the "imagination capture" of the website.

Without this identification you will be stuck with "What your house worth" or the other "Free Market Report" stuff.
#2. What is your specialty?
Your solutions solve what problem for whom is the question. A distressed owner and the owner whose knows their house is 'way to big' have different problems and will respond to proper solutions.
#3. You can use location, event or solution to differentiate yourself from all the real estate clutter the subject owner is subjected to.
#4. Make a value packed PROMISE then over deliver.

From your personal; experience, you can create a GREAT document. Don't 'play it safe' and create a typical real estate agent piece of garbage. Be controversial. Controversial means 'about what people WANT" to talk about. Make certain it is LOCALIZED to establish your authority. Augment with information that appeals to your real target, then engage your echo.

Forced IDX registration does work, but be prepared for a lot of fake people. I go by "A Person" with an email of "A@A.com"

I agree that forced registration is where you'll get your serious leads - if you let them 'explore,' they'll use you up and will never have to speak with you. Those buyers typically find the listing agent and go dual purchase!
