I CA we use the RPA Residential Purchase Agreement and it states AS IS as disclosed. It doesn't eliminate the buyers due diligence period or their request for repair or credit requests after they conduct an inspection.
'What amazes me is that most agents do not even explain the contract to their clients and many have not even read it themselves.
'I always go over the contract thoroughly and make the buyer aware that they are buying the home in it's present condition and make them aware of their options.
