Here in North Carolina, we don't have but one contract form and it's always as is with a due diligence period for the buyer.

    The "Seller Warrants" contract can expose a Seller to some serious financial liability.

The CA Purchase Agreement is an "As IS" contract.  Many agents do not understand the "as is" clause.  My clients and I benefit from the lack of knowledge in the industry.

They are the same thing in CA; all property is as-is; to be negotiated in escrow.

The current California Residential Purchase Agreement is "as is" .   

"As-is" is gaining strength!

I like the Florida AS-IS over the CRISP.

AS IS doesn't mean that much, unless maybe bank-owned.

North Carolina's one Offer to Purchase IS an AS-IS Contract but, we rarely use it as such - buyers typically still ask for repairs, regardless of the as-is nature of the Contract!

I CA we use the RPA Residential Purchase Agreement and it states AS IS as disclosed.  It doesn't eliminate the buyers due diligence period or their request for repair or credit requests after they conduct an inspection.  

'What amazes me is that most agents do not even explain the contract to their clients and many have not even read it themselves. 

'I always go over the contract thoroughly and make the buyer aware that they are buying the home in it's present condition and make them aware of their options.

We have a REPC with ASIS addendum

Ours is just like Debe Maxwell the contract reads as is but we have a negotiated option period for the buyer to complete repairs and ask for repairs..its re-negation time!

Standard will do it unless an addendum is needed...

I think this depends on the state and the options provided by the Board of Realtors and the attorneys

we begin with the Greater Boston Real Estate Board offer to purchase....and after inspections, we provide a GBREB purchase and sales....the attorneys negotiate the agreement....very few will use their own agreement....they make changes to the GBREB agreement and add riders....

Door #2 - there is an Addendum for "As Is"

If appliances are staying they would be listed as "AS Is"

The Colorado Contract to Buy & Sell is AS IS with an inspection contingency.

It may depend on the state.

Our contract is As-Is.  No other options.  Doesn't mean you can't request repairs though.

I've always found the "As Is" to be ridiculous - the buyer will always have a right to inspect and request repairs and the seller will always have the right to refuse - so why a separate contract is beyond me

We don't have two different agreements to choose from.

In Florida most seem to prefer the As Is since they don't really understand the other one.

We use the forms provided by our board.

Each area is going to be different so ??? don't get it.

In our area only REO's & shorts are AS IS.
