First step: Since he is getting in touch with YOU, I would call him and ask why he does not ask his agent to send this information since, presumably, the agent has the same information available. And I would tell him about the problem about interfering in a client relationship. Second step: There may not be one!

I am hardcore... sorry Mr buyer you need to choose my services or the other agent's but you can not just have me provide you something that your agent obviously does not know how to provide you with... so the short answer is NO me or the other agent period....

In the instance you describe, I always tell them that I'm unable to work with them because they have an agency relationship with someone else, and their agent will have to provide the search. Your liability, IMHO, is greater interacting with someone else's client than the likelihood of picking up a client.

It depends... afterall, they called you and not you them. It's not considered agent interference if a seller calls you while still listed to discuss their situation. Is this person actually under an exclusive agency agreement with another agent or just "working" with them? I'd still strongly suggest to these people that they address their questions to their agent.

I don't know Debbie, good question. I know we both use Market Leader. I keep getting people who say they are working with another agent. I email them (no phone number) and ask nicely if they are looking for.information or maybe a more aggressive Realtor in me.
If they do not answer I delete them.
Is that the wrong approach?

NO. You have an agent, use their resources. Unplug. We are busy with our own clients. Your agent has no resources? That's a shame.

I would look for his agents website and see if there is a reason he isn't getting info from that site. But I wouldn't care if he used my site to search for homes. I just wouldn't initiate any contact with him. If he cheats on his current agent, he'll cheat on you.

I think that it is probably is analogous to talking to a seller who has a listing agreement in place after the seller contacts you - but I still think it is a tough call.

Great question an no right answer. I would keep sending information becasue if the other agent is not client friendly or offers the same abliity to find what they are looking for through that agent, I become the one who makes it simple for them, and have a chance at them. it really doesn't require any effort.

I follow up with everyone that emails me. As others have mentioned, I would direct him back to his agent. I've been in the business a long time and know most of the agent's names that get mentioned. It is well worth it to direct them back in the long run. I sometimes will even call the agent if I know them well and mention their client reached out to me and I directed them back to them. Real Estate is much more than just our relationship with our clients, our other realtors are going to be in business with us long after clients come and go. Being a trustworthy agent is very key to longterm success.

It would be interference if the situation fell under the laws and regulations of the relevant jurisdiction.

No Agent Interference would be the right answer. I'll go further and state that I also work with buyers that do not want to continue their relationship with their agent and willing to sign up for my service after successfully terminating their brokerage agreement (usually tough to do) I am sure that I am offering them something their agent cannot and I pay to provide such web service.

I would send him the list, with a comment that I would let his agent know what he is looking for.
Then I would email his agent and attach the list.

I have only had one person ever TELL me they were working with another REALTOR, and they stopped searching on my site.

I will send the properties to them after I get the e-mail of the agent they are working with
45,957
I would ask him why he didn't request the information from his agent. Alot of the searches can be automated so it's not much of an effort anyway. I'm more inclined to redirect him back to his agent unless he has stated that he is open to working with multiple agents - then you have to decide how much time you want to invest. I have met several people who tell me "I'll work with the agent that finds me the best deal." I dont invest too much energy in those people because I want to build relationships with my clients. I want them to refer me to their friends.
864,708
I would call him back and find out why his agent is not providing him the list.
6,416,169
Tell him that he will have to switch agents or have his agent provide the info.
4,800,132
I will most likely set him up on the search from my web site. It's no big deal. Especially since he's being honest about it.
902,038
I think it would be interfering, if he's telling the truth. May want to find out why his agent is not providing this info.
1,466,257
Debbie Reynolds It is more than agent interference if they have a BBA with the other agent. Send them back to their agent.
1,505,863
I tell them that I'd be happy to be their agent and work with them to find them the right property. They would need to stop working with the existing agent and I would make someone in this instance sign a buyer/broker agreement.
991,152
No I do not - I tell him he should be using his agents resources and if he is unhappy with their service I would be glad to work with him
More often than not the response is - "My agent had a crappy site and yours is much better".
715,632
I would suggest he get this information from his agent. If his agent is unable or unwilling to get this to him, why is he working with him/her?
1,617,916
I have to agree with others to state that use my services or current agent.
2,784,416
When I sense a lack of transparency, personal red flag for me. Why do this?
3,071,489
"Do you have a signed Buyer Broker Agreement with the other agent you mentioned?"
If "No" - then "sign one with me if you want my help..."

I love the hardcore response from Endre Barath, Jr. These buyers need to walk a mile in our shoes and see how it feels to be used, and abused, then thrown under the bus.
4,581,818
Since he emailed you, I'd email back asking why doesn't he ask his agent. His answer(if any) will likely bring you to the second step. Good luck.

Debbie,
I will call the other agent and informed them that their buyer has contacted me. It is the best way to get the scoop. I do not like to be burned and I do not like to see others be burned either.
3,416,038
I would send in my listings and explain they need to contact their agent for listings. If that relationship ends, i would be happy to assist them
1,513,143
Ask if they are committed to the other agent instaead of working with and the truth will come out faster! Your site is probably better to work with.
1,846,851
I think he is expecting you to be greedy for his business. I would come right out & ask why he isn't calling his agent. If they can't give the info that he wants, they shouldn't be working together.
5,583,328
that's of no use to you, unless the only listings he's seeing are yours...
56,684
How do you really know if they are actually working with that agent or not? Buyers are liars and they say all kinds of things for all kinds of wacky reasons. Since he approached you and you didn't solicit him, I say work it and potentially turn him into a client. Make him sign a buyer's exclusive first.
2,456,009
If he's working with an agent, I'd ask him to contact his agent for listings/alerts. He can also set up the same thing with one of the "those" sites. But he shouldn't be getting info from us if he's working with someone else.
817,153
Sorry we can't talk because you already are working with an agent. If that changes give me a call I have a form you can sign.
1,231,853
Good question Debbie Reynolds and lots of interesting answers. I might just ignore his request.
