I think you looked at the whole thing all wrong. You based your move on a company that showed NC which is somewhat valid but you missed a huge point.
You have to find your own leads now as Toll was doing that for you whether you thought about it or not.
Mentally you are stuck on luxury but Toll isn't it. Don't get me wrong, they are a good builder here but upscale only.

Second: I don't think that picking an agency based upon 10% of the clientele was the best choice, no offense. If you are targetting a particular type of client, go to an agency that specializes in them and has a higher percentage.
As to the help from the broker, I suggest you create a listing of what you are looking for from them and approach the broker about it. Don't just have "I want X, Y and Z" but also include "this is how it will help me sell more homes and this is what your ROI will be." You get more traction when you justify your wants and needs. If the broker says no, then find a broker that will meet your needs and switch.
