Justin Arlequin there are certain phases of real estate that demand "old school' methods and new construction is one, in my opinion.....land and new construction was always my niche and now my daughter's team focuses on new homes..... when I was active, I listed and sold to completion 40 subdivisions....
the one thing I can assure you is when people think they may want to buy a new home, they DO NOT WANT TO BE PRESSURED...THEY WANT TO SEARCH OUT NEW COMMUNITIES ON THEIR OWN....man the community.... invite them to view it by marketing the B'Jesus out of it.... and directing the public to the OPEN HOUSE EVENTS EVERY, YES, EVERY WEEKEND....some I did Thursday through Sunday....
There are NO shortcuts with marketing new construction....just saying!!

I attended a seminar a couple of weeks ago and the best way to connect is still face to face. Next was face contact through the Internet then phone then email or text last. The consumer still wants to meet and see a person.

Barbara Todaro gave you great advise. She is the one to follow! I also love working with new construction. I'm not a sales rep for a builder. I've been out meeting the sales reps and viewing the subdivisions I like. Being able to answer questions for the buyer is a good start. Market the community? Market yourself? Be available! Good luck.

Good question, Justin -- you will find the ActiveRain membership provides a lot of great ideas. Like Evelyn Johnston -- I'm enjoying the responses given -- nothing to add that hasn't already been stated. Good luck.

There are many methods, though I think you'll do the best in whatever plays to your strengths.

Open Houses for the Public on weekends, and Broker Socials on weekdays early evening. Beer and wine for the Brokers, not for the public.

I'm assuming self-generation is you going out and getting your own leads?
Afaik, tried and true old school methods still work. You have to find what works best for you since there are no short cuts

Barbara Todaro has got this one covered. No one wants to be pressured in any home sale ... IMHO.

I feel do what ever you can to get your name out there. That includes using the old tried and true.

This probably won't help Justin but I give excellent customer service and the people, their friends and relatives come back for more.
