They'll both be worth what a buyer is willing to pay. They will likely be priced, taking winter/remote access into consideration - and I would think that the appraisal will appraise it based on that as well.
It would be much like appraisals based on properties being on a main road compared to one on the interior of a neighborhood - the value would, of course, be lower on the home on the main road.

They are worth what someone is willing to pay for them. And the appraiser may value something at less than what a buyer might value it for a varity of reasons. I really don't know how an appraiser might value these given the issues you mention.

I would think the price would be the same if you were a snowbird or a year-rounder, meaning if this was your second home or your primary home. The location and the comparables have not changed - only you have changed - if you are using the home more as in an only home, or less, because you have other residences. Now if you are talking decades down the road then the price can be very different!
