I give them my card and get their information and advise that I am not the Listing Agent but will be happy to show them this home.  But I have to get permission first from the Seller.  After I am done showing the property I call the party who rang the bell and discuss their qualification and if all is good, we get the appointment set and I show it again right away!  I've had this happen a few times in my many years of real estate and I sold one house because of it.

if you're the listing agent, you would be a damn fool to not let them in too....you represent the seller.... 

if the buyer is your client, then give him your card and take his name and number and that's an appointment to be addressed after you finish with your present buyer client....

I've not ever had this happen but once, I was sitting on a veranda waiting for my Buyers to arrive when a car slowly drove past, reversed back and a gentleman got out of the car to hand me his card and ask if I was a Realtor and would it be ok to call me the next day to arrange an appointment?  He became a very good client and a dear friend too.  I was impressed with how respectful he was from the very onset.

Yes I have had this happen, I tell them that I am tied up until X o'clock and would be happy to talk to them after that.  If it is the last showing with this couple and they are not interested in the home I will get some personal info and show them the home.

This time is reserved for your clients, who are currently viewing the property. If they get irritated, you probably don't want to work with them anyway.

Yes, I had this happened few times. Not just with a client but when I simply preview house myself. I ask the same questions: do you work with a realtor, etc.

If I'm the listing agent... I will take their information and ask them to wait, until I am through with my current showing.  They deserve my full attention, just as you would when showing you property.

If I'm not the listing agent, I would tell them that I cannot show the property to them without getting approval from the listing agent/agency.  I'll be happy to discuss that with you once I'm done with this showing.... but "no"... I will not let them in without a proper appointment.

Hi Fred. This happens more frequently then not. For me, it's simple. When I'm with a buyer, I work for them, I'm focused on them. I decline the other people and will not provide them with access to the property, because I don't represent them. But I will hand out a business card, and they can call me later and schedule some time with me.

If I'm not with one of my buyers, doing a preview, I do an quick safety assessment, and also ask them for their intention about this property and if they have a realtor. Some people will tell me that they have a realtor, and they just want a quick peak - so I'll ask for their realtor's name, check it out on my smartphone, and do it as a matter of courtesy to an industry colleague. Other times, if it's just a curious neighbor, or mysterious people ( I use my spiderman sense) at which time I decline showing the house - I ask them to call the listing agent (because I know there's a reason why it was not done before).

If they tell me because they are interested in this house as a buyer, and time permitting, I ask them questions, then they must show me ID, I take a photo on my phone, and they must sign my buyer broker agreement (I always carry a Surface tablet with me, I have the form available with a e-pen).

If they refuse to do either and/or both, I decline their request. I'll ask them to contact the listing agent.

However, if the listing agent instructions are by appointment only - then I make a new appointment with the listing agent for those people

Tell this new buyer that you would be happy to schedule an appointment for them, provided they are not working with another agent already.  The seller of the home requires scheduled appointments and we need to set this up in advance.

I'd make them wait until after my showing and if neccessary, clear it with the listing agent.  I'd also make sure I have their info in case they're not supposed to be let in.

I would hand them my card and advise them that I am presently showing the home to my buyer, but would be happy to meet them and schedule a showing another time.  If they are inistent and obnoxious, I would advise them to contact the listing agent.  My husband had this happen as he was closing up an open house.  That was particularly unusual.  He did escort him through the home.  The Seller came home as the person was exciting and the Seller went nuts.  I guess the person was a "nosey" neighbor and Seller was concerned he was casing the house.

If I'm showing house to buyer, i don't answer the doorbell. Since you know nothing about them at that point, they would need to schedule an appointment. If they already have an agent, i would tell them that their agent needs to make the appt.

If it is my listing, I would ask them some key questions to assess if they were qualified. I would ask them to wait outside and i will meet with them when i finish with the current buyer. Yes this does happen.... If they are not qualified, can not provide a loan office name or have a buyer broker, they do not get in. If i am the buyer broker, I would not let them in. I may ask them to wait and talk to them after i am done with my own client.

It's happened to me too - neighbors when they saw the house being shown, but they only came over when they saw that my clients left. They were interested in the home as an investment property; house was vacant.

Happened to me, visitor said they had driven by this home a couple of times and there is always someone there. (vacant house) I asked who their agent was. Of course, they replied didn't have one.  I gave them my card and got contact info for them after I explained I was showing my client. Offered to make an appointment for another time. Never made contact again.

I have had this happen, and I tell the person I'm with my buyers. I give them my card and explain I would be happy to make an appointment for them to see the house and I ask them to give me a call. I don't think I've ever had any buyer I've come across this way call me for an appointment.

I've had this happen and I've told the "surprise" buyer you need to call your agent for an appointment and if you don't have an agent I can help you but after you come into my office for a meeting. Handed my card to them, smiled and closed the door (and locked it). Not my listing just showing a home.

I never let them in...I think that is disrespectful to the buyer I am with...besides are they leaving a door or window unlocked for later?

I tell them they will need to call the listing agent on the sign and make an appointment.  I don't even give them my card.

Who wants a flakey buyer that is knocking on doors?

Fred - This actually happened to me in the hot market of 2005-06 here in Northern Virginia.  In those cases I did not let the "prospective" buyer in, because I already there in the property with a client, so I would not want to violate that commitment. 

Some of the previous responses offered a business card, but I don't view this like an open house environment... showing the property to someone who just knocked on the door while I am there with an established client is just wrong. 

My opinion only, but that's the way I see it.

Seems like there is a conflict of interest if you have an appointment to show it to your client, and someone comes and wants to go after the same home. Not that you can't have more than one client for any one property, but that's very disrespectful to the client you are already with.
