Once won the auction bid on a farm, signed a purchase agreement, got home and had a call from one of the other bidders who wanted to buy my purchase agreement.

Ended up selling to him before closing for a 50% profit.

His hesitation at the auction was a very good thing for me.

I have seen many crazy things including a buyer that was a complete A$% that thought he would teach me a lesson and brought hunfreds of dollars in pennies to closing. He went to 2 banks and got as many as the banks would let them have which was hundreds of dollars of penny rolls. He broke the bands and dumped them into several huge jars and thought I would spend hours counting what he owed at closing. This was before title companies did the closings and we did them in real estate offices. I had agreed to do an after hour closing to accommodate him since he owned a small business. He also wanted to video tape it to share his first home purchase with friends. The laugh was on him as I refused to close it and told him he would have to bring a bank check and when he had that ready we could close during regular business hours. We have to deal with all kinds.

It's not my story - it is one I read about.  Buyer closed escrow and closed on the home. Took possession.  Opened the door and found the owner dead in her bed.  Apparently it was a foreclosed home.  No wonder the lady stopped making her mortgage payments ...

Waited at the Closing table for 2 hours for buyers to show - everyone was there but, the buyers.  2 hours later, we left and the buyers' agent receives a TEXT message, telling him "you're fired" and after that point, no one involved in the transaction ever heard from the buyers again!  The attorney couldn't even get them to phone him back!   Good news for my sellers - got a higher cash offer, closed shortly thereafter AND they got to keep the EMD from the first buyer!

Buyers love the house, however, their dog were way overweight and needed to get a waiver from  HOA as there was a dog weight restriction on the CC&R. Go ahead you can roll over and laugh.

The husband walked out at closing because he didn't think they were getting enough money on the sale.  He did come back the next day and finish signing papers.  The couple divorced not long after.  The wife still lives in the home I sold them.

This didn't happen to me, but I heard the story. It happened locally. A deal on a house fell through over a pair of hedge clippers. The sellers wanted to keep them and the buyers wanted them when they saw them on the porch at the showing. The agent even offered to buy her buyers a new pair of clippers. That didn't work. The deal fell through.

   The Buyer arrived at the closing drunk.  The Title Attorney tactfully took the Seller to a separate room and had them sign their paperwork, then told them the Buyer would have to be rescheduled.   She had the Buyer come back the next day.
