I'm the broker so I have one for my entire office.  I review, revise as needed and have all agents sign it annually.  I think it would be key if an agent went rouge and did something wrong to keep me from getting into hot water because I have 21 years worth of signed and dated signatures in that policy manual with additional initials on dated updates and revision pages.

It's just me but I have an Administrative Assistant who together we created procedures to follow when I list a home or sell one to a buyer. The check lists are imperative to make sure everything is followed right each time..every time!

We also give both a technical exam before hiring so we know how much technical training my webmaster will need to do

Yes.

     Even though I work alone, my Attorney advised me years ago to have a policy and procedures directive, to protect myself in a lawsuit (especially over fair housing and statutory disclosures).   It covers everything from what is required of a Buyer or Seller before I will work with them (pre-approval, proof of funds, realistically priced at comps, etc.) to what I the Broker will or will not be responsible for.   And, my rights (or their rights) to terminate our working relationship.  Pages about signs, lockboxes, showings, alarms and gate codes, etc.  Plus I have pages defining limited service listings, flat fee MLS, etc. for when I enter into those types of listing contracts. 

   All total is 20 pages.
